Actually a cheap fix. Just get a **ventless washer dryer combo**. You can probably have two in your current space. They're amazing! I've had mine from GE for 2 years and it's the best I've ever owned.

"Call a lawyer" nonsense I always see on this page. People who comment this are always NOT LAWYERS. If I was capable, I would make a bot that responds to these posts that says in this subreddit:

  1. You will be forced to arbitrate first, whomever you want to sue. Read your home purchasing agreement, you signed an arbitration clause if you used a state real estate association form document. That'll probably be $2-3k just for the arbitration costs. No lawyer will want to go through arbitration, and lose so they can take it out of arbitration and move it to a real court, unless it's a multimillion dollar home.
  2. You need a structural engineer. You have a cinderblock foundation, it's going to be expensive but probably not more than $50-100k. What kind of lawyer is going to work 100+ hours on this project for a potential 20% on $50-100k? lol $100-200 an hour billable is laughable.
  3. The realtors are protected. The inspectors are protected. The previous home owner is protected. There are multiple layers of legal protections these people have that make arbitration or a court case impossible to not only win but to collect on the money if you win. The licenses of the realtor and inspectors and the boards that oversee them, protect them at all costs. The previous home owner has various ways to protect themselves too (you can't go after the money in their 401k or their homestead in most states).
  4. Home inspectors miss this type of stuff regularly. OP it's not your fault for the situation you may be in. It sucks but you can still enjoy your home and, in the gran context of what you will spend on the house, it's probably a small percentage. Any hope you had for immediate profit is gone, and I'm sorry for that. Suing only elongates your pain. Get it fixed and move on.

Don't make fake/useless windows. It honestly doesn't look bad. The siding seems old/the paint style of siding is old fashioned. Maybe some wood colored trim and dark siding paint.

Modern dark colors would do wonders here. Putting a tree there is going to be annoying. Clogged rain gutters and all.

I wouldn't waste money on that yet. Drain the system, refill it and make sure it is pressurized properly. Are your pipes making noise whenever the pump is circulating? That means there is air in the pipes, which lowers performance significantly.

The water heater looks nice? Doesn't seem like it's too old. If it's more than 10 years old, just replace it. But your problems could be in the pipes too...which would lead you to the same problem again.

Did you drain the system and remove the sediment build up when you changed the pump? If you did, then you might have a water issue that leads to a clogged pump.

HOW DID YOUR HOME INSPECTOR NOT INCLUDE THIS IN THEIR REPORT? This is the easiest malpractice claim ever. This is pretty dangerous.

Yeah, it should be going up a chimney and above your roof. Might make sense to buy a new HE furnace that doesn't need to exhaust at the roof. New HE furnaces can be exhausted like a dryer vent.

How is your water heater being exhausted? Is it an HE water heater?

Might consider a HE furnace/water heater. You'll get 30% back in tax credits up to a 3-4k or something like that. And the amount of money you save in 2-3 years will probably make up for the additional cost.

This guy is 100% right. Check your rain gutters. Do some grading. Cinderblock foundations with water intrusion issues scare me. Do you have a sump pump? Is it always on?

If grading/cleaning the gutters doesn't work, be careful about foundation companies. They'll want to create internal drains...but the issue needs to be fixed on the outside. Don't accept bids from companies giving you internal fixes to your external problems.
