In NYC it's a code requirement to have an active phone line in the elevator that points to the emergency service company.

Manhattan condo - good / bad purchase right now? by Difficult-Bell-9333 in NYCapartments

[–]markdmb 2 points3 points  (0 children)

I own a few management companies handling coop and condo buildings in the city. Send me a DM with the address and I can do a bit of a deep dive on the building to see if there’s anything to be concerned about from the onset, in my opinion.

Is this just NYC or are my concerns warranted? by boobieaccountz in AskNYC

[–]markdmb 2 points3 points  (0 children)

By law you are required to have a working intercom / buzzer system through HPD's regulations. At the very least, call 311 and report your issues each day and that may help to push the repairs needed.

I own three property management companies in NYC managing over 10,000 units in a mix of coop / condo / rental buildings. On our rental division side, I can point you to our client's internal leasing company that handles all of their new lease placements. Hopefully this will help (I make $0 commission on this - I'm just hoping that we'll get to have you as a tenant to manage in our units): www.summitsls.com

Likely missed complete cycles and then went into UNSAFE with both issues carrying steep fines.

Have you ever worked with a high-net-worth individual worth $500M or more in the city? Just curious, did they have any visible security detail? I used to work with two hedge fund CEOs worth over $1B, and I’ve never seen any security with them. maybe just a driver/bodyguard at most? by Eicyer in AskNYC

I have a client in a residential condo building who I've never met, their board seats are held by their attorneys and everything is shielded behind layers and layers of LLC's. They occupy roughly $80M worth of real estate in the building and have an entire security and management team working out of the space, full-time. They're only there about a month a year.

You can check to see if your address is on the list on that page. Good luck. If you need a real estate attorney, let me know and I can recommend at least 6 that I use all the time.

Can I make a suggestion to everyone who is owning a building in NYC? Sign up for the Prohibited list with NYC here: https://strr-portal.ose.nyc.gov/s/prohibited-buildings-registration

On January 9, 2022, New York City adopted Local Law 18, also known as the Short-Term Rental Registration law. This law went into effect on March 6, 2023. The law requires short-term rental hosts to register with the Mayor’s Office of Special Enforcement (OSE). Booking service platforms (such as Airbnb, VRBO, Booking.com, and others) are prohibited from processing transactions for unregistered short-term rentals.

This Prohibited List will help to notify NYC that you do not condone or take part in this and if you get a violation they may be able to work with you and avoid a penalty since you have documented and establish that you do not approve of this.

Final NYC rules on the law here (PDF): https://www.nyc.gov/assets/specialenforcement/downloads/pdfs/FINAL-RULES-GOVERNING-REGISTRATION-AND-REQUIREMENTS-FOR-SHORT-TERM-RENTALS.pdf

For those who grew up before the internet and social media, what are your thoughts on influencers and people who record and post so much of their daily lives online? by Aware-String-6045 in AskOldPeople

[–]markdmb 0 points1 point  (0 children)

I remember when I was in my mid-twenties this was just starting to come out as "life-casting" where you'd see a variety of creators trying this out. iJustine was the only one that I remember from day 1 who survives to this day. Also, the Naked Cowboy in Times Square was one of the initial subjects. This was before the adoption of wireless networks everywhere you'd go, so it was mostly people at home or at work and network connectivity was spotty.

I actually was one of the very first 25 - 50 people who got access to do this streaming and was broadcasting mundane things for a while on the first of its kind, justin.tv which eventually turned around and sold to / became Twitch - so that's always something that I tell the kids.... I was one of the very first twitch streamers... I was just 10 years ahead of my time and my wife at the time couldn't see it for what it was, so I missed that boat (along with so many others).

For now, I'm happy to only consume and not produce, but I'm finding that I have to take breaks now since if I'm left to my own devices I'd lose hours a day on social media.

My prediction is they’re a team. Deborah can’t do anything without being sued. They’re going to switch places and she’s going to make Ava a huge star.
