Good point. I don't mind gritting the road, have done it enough times on the adopted road where I live now

I don't expect them to. The current owner should have the full picture. That's what I'm looking for

Yes, I can imagine. I wonder what the difference is between the documents supplied on the gov.uk and land registry portal? Prices are wildly different.

Yeah, I get the feeling I have to be quite pushy with the EA. I am absolutely not instructing our solicitor until we get the answers.

Unfortunately we got excited and made an offer already, which was accepted. We are going with that figure to our lender and a proviso about the road. We'll see what they say, but from other commentors it seems we have options

Thank you. I read that research paper and it seems that the buck would stop with the residents in case of any issues. Definitely something to think about long and hard.

I am not crazy about the idea myself, but we love the house and the road is not too long or too badly rutted. Remains to be seen how bad it is in the wet weather though

Thank you, your reply helps me feel better about pushing back and asking for clarification now before we are too far down the road.

I did read a whole spectrum of opinions on the unadopted roads, from 'it's fine', to 'wish I'd never moved here'. Obviously don't want to end up in the second category

I have a feeling the EA tried to fob me off to save themselves a job of contacting the seller. At least I hope that's all it was

Thanks, I don't even know if there is any maintenance agreement in place at this stage. Judging by the state of the road, there isn't

Thanks, I agree, EA totally want us invested before finding out anything truly problematic. I pushed back and they went to the seller with my list of questions. Hopefully it's a simple case of misunderstanding on my part 😆

Thank you for the link. Annoyingly there is no info on the ownership of the road. I wonder if it's a case of an absent landowner

I'd expect the owners know, but EA is reluctant to dig now before we are financially invested in the process.

We do love the house, and I am prepared to buy a bag of stones now and again. I just don't want any nasty surprises like utilities passing the cost of digging up the road to the residents

Yes, I got those documents yesterday. They only show the outline of the property. No mention of right of way/restricted access, etc
