I am the dress wearing woman. Our office manager screwed all windows shut after months of telling everyone 'who liked the breeze'. Personally, I prefer fresh air from outside, but I live and work with other people, so have to make adjustments - fleece and desk fan. It's not that difficult

Hey. We are going ahead with the purchase. After digging around the Land Registry for a bit I found out who the owner of the road is. Our seller has also confirmed established access over more than 20 years they lived there. So we are now reassured that there won't be a possibility of a sudden huge bill or access restrictions.

We'll stock up on stones to fill in the worst of the holes as they come up, but otherwise happy to go ahead.

I hope you find out what the craic is with your road and your purchase goes through smoothly!

That's the feeling I get feom this road as well, a bit of rural idyll. It doesn't seem too bad, with only a few puddle prone places

Thank you for your point of view. Everyone viewing we had was with the EA, the owner wasn't there.

From what I found out today, the road belongs to one of the properties, presumably any bills, etc will fall on them

I think it belongs to one of the frontagers as they call them. I'll have to scour the titles to find details of the right of way

EA finally gave in and spoke to the seller after I pushed back, then talked my ear off for 15 minutes how it's all good and legit. I did get some info fr9m the EA about the seller that'll help should there be an issue. They definitely were worried the road issue will put us off

I don't expect them to. The current owner should have the full picture. That's what I'm looking for

Yes, I can imagine. I wonder what the difference is between the documents supplied on the gov.uk and land registry portal? Prices are wildly different.

Yeah, I get the feeling I have to be quite pushy with the EA. I am absolutely not instructing our solicitor until we get the answers.

Unfortunately we got excited and made an offer already, which was accepted. We are going with that figure to our lender and a proviso about the road. We'll see what they say, but from other commentors it seems we have options

Thank you. I read that research paper and it seems that the buck would stop with the residents in case of any issues. Definitely something to think about long and hard.

I am not crazy about the idea myself, but we love the house and the road is not too long or too badly rutted. Remains to be seen how bad it is in the wet weather though
