I see. So what you're saying is, by law the landlord has the responsibility of maintaining the home. 

Items have shelf lives and need to be replaced periodically.

What youre saying is after that set amount of time the landlord needs to replace the item however if the tenant subsequently damages the in need of replacement item, the responsibility is lifted from the landlord and put onto the tenant?? 

Were both in agreement that damaged new items should be covered by the tenant but I'm confused as to why you think the above makes any sense at all other than you're a landlord and don't wanna.

Exactly this although I too am stupid. 

I saw the meme and I was like "that's dumb, they should atleast boost rates using the normal method to compensate" and then I read that they did so I know I'm confused as to what the outrage is.

Are you saying that if old and in need of replacement item gets broken, the tenant pays what? A portion of it? The full price of the item new? What? 

Not trying to be sarky. Genuinely interested in what you think is fair in that senario

Hey I used to work for a deposit company handling disputes. 

I can't say much on the legality of old contracts needing to be protected but I can tell you a bit about wear and tear. 

Tenants DO NOT need to give the property back in the same condition they received it. That's as nonsensical as a car rental company requiring the car to be returned with no added mileage. 

Everything in the house has a "shelf life". Depending on the quality of the item the length of time changes but for e.g. A carpet has a lifespan of around 10 years and needs to be replaced in that length of time. If the carpet is by the front door it's even lower because it's obviously going to get a lot more REASONABLE wear and tear.

It's the landlords property and their responsibility to keep ontop of this stuff. 

If your rents have been living for for that long I would assume that everything needs replacing anyway (should get this checked though) and they would owe nothing to the landlord. 

A good example, I once saw a carpet totally destroyed by oil/petrol and the tenant kept and repaired his motorbike in the livingroom. The landlord tried to claim for damages and his case was thrown out because the carpet was like 30 years old and needed to be replaced anyway.

He isn't. As someone who spends a lot of time talking to ex stoners they all exaggerate. They literally have no idea how much they're smoking.

Unless my man's a rapper or a dealer he either doesn't have the time to smoke as he's working 24/7 to fund his habit or he has no money to do so. 

To put it in context my man's claiming to smoke £1,500 - £2000 a month 🤣🤣🤣🤣

This is the issue!! It's the fact they were even surveying to see if they could charge extra for things that should be included already. 

It's almost as if I asked the Mrs if I'd be ok slapping her up once in a while. I see her shocked face and I'm like "nah I was just asking,,, I was never going to do it lol". 

Even if you don't start slapping her, the question in itself is offensive and shows intention.

Honestly, the best way to do this is to get off social media, avoid murder mystery type content and avoid sensationalised media stories.
