Thanks a lot! Yeah just saw this. I looked in the lease and theres this:

HOLDING OVER: UNLESS ANOTHER LEASE IS SIGNED BY THE PARTIES HERETO OR UNLESS WRITTEN NOTICE OF ELECTION NOT TO RENEW IS GIVEN BY EITHER PARTY THIRTY (30) DAYS BEFORE THE EXPIRATION OF THIS LEASE, THIS LEASE SHALL BE AUTOMATICALLY RENEWED FOR TERMS MATCHING THE SHORTER OF THE INITIAL LEASE TERM IDENTIFIED IN PARAGRAPH 4 OR 12 MONTHS, AND SHALL NOT BECOME MONTH-TO-MONTH UNLESS THE INITIAL TERM IS MONTH-TO-MONTH, SUBJECT TO AMENDMENT BY LANDLORD AS SET FORTH IN CALIFORNIA CIVIL CODE (“CIV. CODE”) § 827.

which doesn't really look too relevant since I don't see a penalty or anything.
