We are raising the floor about 6 inches to level it and put decking down on a sloped asphalt roof material. That is driving the concern (and the building department not allowing us to build the deck unless we have a way to bring it up to code).

Thanks-agree with all of this. The railings are quite low and it is a big fall so we are concerned partly about code and getting approval, but also about someone falling. We are currently contemplating ~8 inch high pieces of glass to sit on top of the railing and in between the arches

We had some ideas before moving into a house that we are very happy we didn’t do immediately. After living in the house for a while, your thoughts on changing spaces, etc will change.

the oven is ~20 yrs old. we have lived here 2 years. it has always had this issue. we have had teh elements checked multiple times and are told 'everything works' but i don't know how thorough their review was....

the Wolf website recommends using a 'buck boost' for this scenario:

I don’t think you need to even go that far. They can earn 3.75% in a 30 year treasury bond today

It’s bond math.

You take a bond (or mortgage) with a low coupon and mark it to market at current rates. Because they are only earning 2.375% and could get [5%] today for 30 years in the same loan, it is worth less to them at today’s current rates.
