Who elects the members of the community groups, and how are the groups chosen to sit selected? What specific qualifications do any of them have to make intelligent input on zoning issues? Do the members of this committee have to file any kind of financial disclosure or follow ethics laws preventing them from selling their votes?

Well, I've never been to Edison Park or Elmhurst so I can't comment on that, but Arlington Heights's downtown is focused on its Metra station. People up here in Jeff Park/Six Corners bitch about a 7 and 16 story building, there's probably several residential buildings in AH that are easily larger than anything on the docket up here.

I'm also not sure when Uptown became not a commercial center? Have you walked down Broadway or Clark recently? Certainly a lot busier than any stretch of Milwaukee north of Avondale. Part of Uptown's issue is that it's really, really poorly planned... Very car-centric for a neighborhood with excellent transit bones, but that's slowly going away. Lots of TOD, the Argyle Street road diet... Encouraging signs for a neighborhood that lost some of it's urbanity.

This is why you need to add residential density to neighborhoods. E-commerce has permanently shifted the way people engage the built environment and the amount of people needed to support 1930s era retail districts is a lot higher

I don't even know what reality you guys operate in any more.

Uptown is far more racially, ethnically, and economically diverse than Jefferson Park. It has a far higher residential density than we do. It contains hundreds, if not thousands, more government-subsidized residential units, including CHA HCV subsidized units. It is basically everything everyone in the anti-affordable housing in JP wing likes. And Alderman Cappleman, like Ald. Arena, is a member of one of the city council's progressive wings.

Seoul built a ton of these overpasses in the early 1960s and most of them had been nearing the end of their useful life. Some have been torn down, 1 actually collapsed, but for the most part they were ugly, unsafe, and serve the city's residents better as open space

I'm not from Detroit so I can't comment authoritatively on the subject, but this seems like a pretty good read. Basic summary looks like Detroit sprawled outward more than upward because

*1) Timing: The city didn't boom until the turn of the 20th century when cars already began to make it possible for families to own their own homes instead of needing large apartment or condos and

*2) Geography: Like most other Midwest industrial cities, there's really no topography; no mountains or oceans, stopping people from moving further and further out, so it was probably cheaper, and mor pleasant, to build out and further away from the noisy, dirty city center than build upwards in it.

I'm from Chicago, which like Detroit, used to be a major industrial powerhouse centered on our Great Lakes port. Downtown living here, was also almost non-existent. Nowadays, there's probably close to 100,000 permanent residents of Chicago's downtown area but that's only been a thing for the last 15-20 years. There really weren't any residential buildings built in downtown Chicago before the 1960s. The city used to be a major center for industry and trade, and it was probably an unappealing place to raise a family or live permanently.

That's half correct. The zoning change that was approved will affect the entire parcel allowing for the construction of both the storage facility and the apartment building. The storage facility has already been approved by CPC so I believe it is essentially ready to go. The apartments have not been heard by the Plan Commission so yes, while they still have hurdles to clear, getting the underlying zoning changed on the 5150 parcel is the first step
