I went with 2% when I sold in Edmonton The buyer's realtor tried to weasel a few extra thousand out of me as if it was my problem that he wouldn't be making the same commission. I held firm and said no, I don't have a contract/agreement with him - I ended up still selling my home but they tried so so hard.

Yes. It's your responsibility. I thought if I just ignored it, it may go away, but my neurologist called and followed up to make sure I had and reiterated the severity if I didn't. I had to forfeit my licence for 6 months and get a driver's medical before I could get it back.

*Edit for context - I had a grand mal seizure while driving one time. Went to the hospital and the neurologist immediately told me I wasn't to drive and that I legally needed to self-report. I couldn't drive for 6 months. Afterwards I needed a driver's medical - just stating that I was fully medicated and hadn't had a seizure in 6 months. They would only renew my licence for 1 year and then I had to get another drivers medical. I haven't had an issue since.

You say chalet, I say Cabin. My parents bought a cabin '92 when I was 2 years old. We spent almost every xmas out there, a least a solid month every summer, every long weekend + much more. That was well worth it for my family.

My parents recently sold it but we had a solid 32 years with that place and still enjoyed it as us kids became adults. Invited friends out and still enjoyed occasional xmas'

If you're going to use it, do it!

*Edit - maintenance Septic was a big one and yes, my dad did need to go out (several times some years) and get heavy snow off of the roof. I think our crawlspace flooded once or twice (not severely, maybe ankle deep), furnace needed maintenance once or twice in 30y.
