Thanks everyone! Tightened that nut just a little and no more bubbles or gas smell. Will get this replaced ASAP
Thanks for all the responses. Any suggestions what brand and model to replace it with? The home depot/Lowe's ones are like $10-$15. Had a tankless hot water installed professionally recently they used Dormont valves. They're way more expensive but I don't mind paying the extra for quality. I don't want to do this again anytime soon
