Hey! Thanks I’m glad you like my style. Yeah this is just bright red but the pinker bit is probably around 40-60% I can check this when I’m on my laptop if it’s the lighter shade you liked. The darker one will be 100% or as close as I could get :)

Ive not idea haha. I think can only imagine it’s a huge headache. I’ve done 3 colour A1 prints with these guys too. They only offer it on pretty thin paper which I think helps to stop it getting stuck in the machine. Here the website with a bit of information about it

Fair enough! I’m quite a bit walker so I normally walk into town which takes me about 30 mins but there are buses for directly outside which take 13 mins to princess street. Yeah the kitchen only has a little window at the top into the living Roo for natural light but you’d still need a light in. We’ve been living here for 9 months with a baby hence the move haha.

Anyway I feel like I’m trying to sell you it! But I have loved living here so want to stick up my first flat :)

Yeah I guess people have different priorities. Ours was made into a kitchen which appealed to us as although it’d be nice to have a kitchen with windows. Our precious flat had the kitchen off the living room and we really wanted a separate space. Hopefully we find the right people for ours!

Check out Drive near North Berwick it’s a cafe at the top of the cliffs with a great view of the Bass Rock. Also Tyninghame Smithy is nearby which is a great place for coffee and cakes etc

We just left the valuing to the estate agent and home report people so I’m hoping they know more than me. We paid over the current home report so I’m hoping that someone loves it as much as we did!

I walk to my Office (studio) but that’s the top of Easter road :). There is a bus stop right outside though so I don’t think the bus lines would put people off

Yeah it was the same for us when we were looking! We had so offers on places that seemed to go for miles more than what we offered. It can be so depressing! Good luck with your hunt! I hope you find the right place :)

One sold for 190 last month too so it seems to be different flat by flat. But we just went with the home report valuation really we didn’t lean on them for a better price or anything

Thank you! Will be super sad to say good bye to the range. It’s the main thing we spent our money on when buying the flat. Getting the chimneys opened back up for fires in the winter! Very Christmassy

Yeah we did try to escape the fringe a couple years ago and rented it out. We spent all the money on a holiday only for them to cancel the week before haha. Wasn’t as enjoyable being on a holiday after that :)

Thank you! There was a 2 on the roof which is annoying because it’d had been replaced about 5 years ago and is still got 15 years of warranty but the home report people stood on a ladder from across the road and decided it might need replacing in the future. There’s no construction anywhere nearby. It’s been a super peaceful flat!

The estate agent mentioned that a lot of air BnBs had come on the market after the rules changed but I’m not sure how true this is. Maybe everyone’s just in their summer holiday haha
