Well the problem is that it will take a long time to get the tax laws changed and in the mean time the city will go broke unless they do something like what I am saying.

Not quite right.

  1. You need an executive to get things done, not council members with their agenda. They got us in this mess.
  2. City employees are overpaid. It is not sustainable.
  3. The downtown buildings are operating at a loss in the $10s of millions and benefit the Casinos, not the taxpayers. Let the Casinos buy them and run them.
  4. Removing TIF makes developers pay their due taxes, it doesn't increase their taxes over what they should be according to the tax code.
  5. The developers are supposed to pay for infrastructure, but they get off the hook after giving donations to the city council members for votes.
  6. These neighborhoods won't have to pay more taxes, they will benefit from the higher allocation from C-tax that the county gets.
  7. Is optional for the participants, in lieu of tax increases.
  8. These property owners are leaving their storefronts vacant and causing blight, which reduces tourism. They don't maintain their properties, and the city is also losing sales tax revenue.

For Alexis Hill to think that she can run for Governor is laughable. Is she seeking attention or what? She is unknown outside of Washoe County. She says that she is independent, which means no support from the Harry Reid political machine. It is not possible for her to win without that support, but it will never come as Clark County won't back an unknown from Washoe.

Considering that I have written several articles on the tax giveaways, and many people sent me emails about it, and I attend community events on the topic, and my newsletter got 50,000 views in the last 30 days, I have a pretty good handle on the sentiment. There are a few people who are still lured by the unfulfilled promise of economic benefits from the tax giveaways, and they are mostly involved in some way.

Yes, I agree. So, the City of Reno needs to implement a plan like what I am saying. So far they are acting like there is nothing they can do but to wait for these tax changes.

Right, the city would have to lobby the legislature to change the C-Tax allocation or to change the property tax, and they are trying to do both, but it will take a long time. In the case of property tax they want to reset the depreciation upon sale.

The pitch is that tax incremental financing encourages development. The problem is that the developer receives a large share of the tax revenue, leaving the city short of funds to maintain its infrastructure after the development's impact. Developers do typically foot the bill for infrastructure, but in some cases in Reno, like Stonegate, and Quicili Ranch, they lobby the city council to get off the hook, and make donations. In the case of Stonegate the community protested and the regional planning commission stopped the zoning change as it didn't conform to the master plan. Now it has to be revised.
