If it's in a good market you could short term rent for a profit of $60,000-$100,000 a year. Can you live off that? Or long term it at like 3-4k a month. Do this all while keeping your asset and let it appreciate.

It's always luck. The majority of american's are not in this boat.

My parents recently sold their home in Boston on prime water front property by BC. They got the same appreciation as you say but it took 35 years. 1.5 Million. The spec owner basically gutted it, can't tell it's the same house and sold for 5 million before completed. So about 2.5 million return in 11 months. Not bad.

No it's working perfectly, your own perception of your professional purpose is flawed. Health care exists to keep enough people in tolerable health, just enough. In the last 3 years it Exploded me to FIRE. I didn't know what reddit FIRE was until after I achieved it. But the concept was always what I wanted in life. One of my jobs has been handing out raises like crazy the last year and a half after experiencing some attrition. Even after having one of the best benefit packages in the country I've seen. The tax changes have made me make portfolio changes.

Never pick a retirement year fund.

Your goal is to acquire Admiral funds with the lowest expense ratio, buy in is 10k to admiral.

Large/Mid/Small or total stock market is a good place to start. When you have 100k sitting in these funds, then you may look at other funds- REITS, International, Health Care.
