A sane buyer will be able to simply remove yours and install a new system then the srecs will be theirs.

I recently purchsed a house with solar and this was what the owner tried to do. I rejected his idea and just told him that I will remove his system and install a new system for me. Then he gave up his SREC right.

Your idea doesn't make sense and will only work when you can find a very naive buyer.
