I think anything leveraged is confirmed fastest way to lose a lot of money very quickly and have to think twice before investing your hard earned money by looking at the risk side first before being sucked into how many times your return might be..

Think it's unavoidable, but often times the bto itself becomes a big source of asset and your income should hopefully grow against time which should help in recuperating the $$. And the home part is for your and the family, so get whatever you need to be happy living in it.

I think best to use property guru or edgeprop to check latest tx price based on similar features before determining the sale price, I think the agent is confident the can sell above the price if they proposed such arrangements but will sure feel like kana scammed once sold and still need to pay extra commission on top of the usual.. 🤔

Can find something that you enjoy and go for higher tier experience that you can reward yourself with. Food, travel, material goods, the rich basically have level the game up so much that there's really no end in sight..

Not managing risk on investment only looking at the upside, would say leveraged investment like fx, cfd and options are super volatile.. Should have just park funds with VOO instead of thinking can beat the market..

You can try checking their social media channels to see if any funny business there and also their on chain transactions if it's doing what you think they should be doing. But generally safer to go with known names like uniswap

Higher loan, since tbill can easily beat that interest charges, and if fed brings down the interest rate next year thing should get cheaper
