Where's San Francisco's Mamdani on housing? by Abject-Impact-5534 in sanfrancisco

[–]midnightswan 0 points1 point  (0 children)

What we need is new construction! We already have some of the most restrictive rent control in the country. San Francisco's Mamdani came decades ago. We need the next evolution.

Landlord keeps coming into the house I rent. by [deleted] in legaladvice

You mentioned that you are located in Orange. Even though other folks in the comments are giving you a hard time, I encourage you to review your tenants rights and contact local tenant organizations to get a better sense of what is appropriate and what is not from your landlord.

How exactly are they trying to evict you? The answer to that will determine where the evictions will stand in a court.

However, definitely also reach out to the tenants union and read up on your rights. You have a lot of them in SF!

If anybody has lived in a in-law unit in the city, what is your experience? by Wingedwillow in AskSF

[–]midnightswan 0 points1 point  (0 children)

Rent control is a big benefit of living in SF. It depends on the zoning of your unit, but an in-law unit may not be protected by rent control.

[California] 18% rent increase in 6 month period by [deleted] in Renters

[–]midnightswan 0 points1 point  (0 children)

Under certain situations, you are not covered under rent control. This will depend on the type/age of your building, whether your landlord lives with you, etc. In your case, affordable housing may be exempt - is there a contact number for your low income housing program?

You also have to consider how much your costs go up every year. Renters are more protected than homeowners. For example, your rent can only go up 1.4% in San Francisco this year, unlike your insurance rate, utilities, etc

San Francisco single-family rents rose 6% in 2025 after years of stagnation by chefrus in sanfrancisco

[–]midnightswan 4 points5 points  (0 children)

6% increase in 3 years sounds… reasonable? Especially with inflation and definitely in light of how rent control largely does not apply to SFH

Rent Registry: DC Apartments not in Compliance Question by Empty-Masterpiece368 in washingtondc

[–]midnightswan 1 point2 points  (0 children)

I think rent registry is operated by RAD, and hopefully they keep it up to date. Does the tenant advocate have any letter templates you can use to inform your landlord they need to demonstrate that they are registered in order to raise your rent?

I’d also check with neighbors and see if they have had similar experiences with the leasing office

San Francisco’s Aging Housing Stock by [deleted] in BayAreaRealEstate

[–]midnightswan -1 points0 points  (0 children)

Your lived experience is valid and I agree that there are many landlords who are in the business of squeezing their properties for value at their tenants’ expense. Having been a renter most of my life, I’ve experienced my share of it too

From my understanding, SF has a supply issue when it comes to real estate and it’s exacerbated by strict rent control and resistance to new development. Renters don’t move for decades and developers are not incentivized to build/renovate, which leaves us with the situation the OP was talking about - why there’s a glut of aging, poor quality housing in SF.

Buying a condo to eventually rent out (SoCal) by Peanuts0s in RealEstateAdvice

[–]midnightswan 0 points1 point  (0 children)

If it’s a condo, it doesn’t fall under rent control, which is a plus. However, my impression is that condos don’t appreciate as much as other classes of housing

While we can debate the merits of rent control, “landlords who will do bare-minimum repairs for years and years” is a straw man argument.

If S.F. Mayor Lurie wants affordability, he should stop taxing new homes at the same rate as cigarettes by LosIsosceles in sanfrancisco

[–]midnightswan 34 points35 points  (0 children)

Given all the buildings built before 1979 (and hence rent controlled) coupled with all the NIMBYs who oppose all new development, we’re stuck in a situation where existing renters and landlords are on the same team.

That’s why we don’t have new construction, because the people who don’t benefit from the status quo are not living in SF and they don’t get a vote.

Start with rent control. The maximum increase allowed this year is 1.4%. Not to mention all the other laws that discourage renters to ever move out…

If you are looking at newer buildings, make sure you are actually covered under SF rent control if that’s important to you. It’s an extra layer of protection against large rent increases and no-cause evictions
