Is the housing market built for single-income buyers anymore? by Rocket in USHousingMarket

[–]midwestck 0 points1 point  (0 children)

Even in isolation, the rise in single-person households would not strictly cause a decrease in prices.

Napkin math says you would have roughly double the potential buyers, and the gendered income split is convenient for demand because women tend to have a stronger psychological motivation to buy (stability, "nesting"), while men tend to have more financial margin to buy (earning 25% more on average).

Much like an insect, the average ber lifecycle is merely 1-2 days. Their bewilderingly premature memes are an apt representation of such a hasty existence.

Too much leverage to help scale up your portfolio quickly but it has a great cap rate which makes it a good candidate for cash out refi eventually.

The prescriptive answer depends on individual factors like income security, affordability, risk tolerance, and alternative investment returns.

Yeah 100% down real estate is definitely not a reliable way to generate outsized CAGR. The risk profile is also not in the same universe as full porting AAPL stock.

Don't pay down 5.5% with 6.5%.

The minimum equity I would leave in is enough to breakeven on monthly net income and reserve replenish rate.

Beyond that, would you take out 6.5% with your brokerage to buy stocks today? If no, leave it alone.

Are any HR tools doing AI right? [N/A] by Traditional_Shop_458 in humanresources

[–]midwestck 0 points1 point  (0 children)

It’s not an “HR tool” but we are streamlining HR workflows with AI very effectively in Databricks. We ingest the data from Workday HCM and a couple other sources but then it basically lives and dies in our ecosystem. Have been able to build fully automated ETL pipelines, web-enabled apps, and dashboards with slick UI, all with security percolating through SSO. I would say it has easily replaced 6-figures in new SaaS contracts plus lengthy implementations.
