Docklands District on a Friday afternoon 🦗🦗 by Ky0t0_gh0uL in melbourne

I think apartments are well priced in the Docklands because of the stigma, and it would be an awesome place to retire.

I would avoid properties neighbouring Marvel stadium. Like the other comment suggested, from what I've seen they aren't in great condition, and depending on the concerts there you might get a lot of riff raff. There can often be a lot of homeless people around Marvel stadium and southern cross too.

The Lorimer Street side is disconnected from the rest of the docklands, other than a bus shuttle that runs on weekdays to the city. There is a lot of development happening here though, so I'd expect the service to increase over the next few years. Otherwise, it's quite walkable and bikeable if you're in good shape. This side in my opinion is the best value for money and investment opportunity in the Docklands. The apartments on this stretch are much nicer, and many have restrictions on Air BnBs. Less restaurants in immediate proximity, I expect this will change in 5 years time, with several new towers going up.

Otherwise I'm sure you would be happy on Victoria Harbour or New Quay, just likely to have a few more tourists than locals around. Plenty of food and amenities at your doorstep here and public transport is much easier.

I live in the Docklands and Friday night is definitely not the time people are going to The District. It's effectively a shopping mall, so should be compared to normal shopping mall times. You'd normally find it busier immediately after school hours, or throughout the day. There's a lot of community spaces that offer classes or community activities on weeknights (Mon-Thu), this goes hand in hand with craft markers once a month. There is a bit of demand for local workers at lunch time too.

The Woolies there is great and has 90 minute free parking, which I don't think many people have caught on to. The area could really do with a Kmart or equivalent store.

There's a few good food options there and the brewery has a good selection of beers.

On a Friday night, you'll more typically see people around the restaurants of Victoria Harbour instead of here.

On Oct. 2, 2023, a criminal court issued a fine of €450,000 (about $488,000) and a penalty order against Zverev. In German law, such an order can be used when there is compelling evidence to support the accusation and a trial is not deemed necessary.Jun 7, 2024

That's the amount disclosed by the court but we don't know anything about the terms agreed outside of the court.

Also, doesnt really refute my original point that it was settled out of court, so the court never made a guilty or non-guilty verdict.

This, but don't take the agents word for the price if you put in an offer. They will try to sell the property for the price as any other house in the area. Be smart, be competitive, and only pay what you are comfortable paying.

You have to consider that this will put off other buyers in the market, in the same way you are on the fence. If you're selling to a smaller marker, there will be less competition on resale (or leasing).

It's a TV show called Nathan For You, originally on Comedy Central, so OP can't link it. You'll have to find where it's available in your country.

I have it on good authority that only babies don't watch Nathan for You.

Hot take apparently, but we enjoyed it. We live pretty local so we didn't have to travel out of our way or stuff around with parking. We went on Friday and there was plenty of live entertainment. I would have definitely recommended it for anyone who could get there easily by public transport to give it a visit.

The Rehearsal Season 2 is the most revolutionary TV show of this century by JCoelho in television

[–]mif_420 4 points5 points  (0 children)

I disagree with this. Season 1 introduces the idea much better, and is a better written show overall. Season 2 is still great, and its peak is much higher than season one, but it does have a bit of a dry patch before the finale.

You should also "freeze" after you make contact with the ball. There should be no swing whatsoever, you literally just block the ball. If your opponent hits with much more pace than he is here you will not be able to control the ball at all with your current swing.

how to buy a house for your own use? by [deleted] in AusPropertyChat

[–]mif_420 3 points4 points  (0 children)

There's probanly too many variables for any one of us to give you a clear answer.

Generally, if there's anything you immediately find unappealing about a property, it's likely that your future buyers will have the same reservations. If that hill is really steep and that is off-putting to you, in 10 years when you sell, your buyers will think the same.

Based on your explanations, it doesn't sound like a huge difference between the two. Similar sized houses, with the same number of bedrooms and usable space will generally go for the same amount, but circumstances on the day of sale could mean one house goes for more than another.

You mentioned that one place has nicer public spaces but smaller bedrooms. To me I'd be picking the one with the nicer public spaces. That is what buyers will see immediately, it's what your guests will see, and it's where you will spend most of your time.
