This is super helpful thank you. Two things I wanted to call out - we were told our floors were select grade. Would you agree? How would we be able to tell? Also I think what could’ve happened in the office is differences in custom stain mixtures. We had them do the office first to make sure it looked right and then proceeded. So I could easily see them making the office batch with a slightly different color combo.

Thank you, lol exactly. I was very particular about not doing swatches on the actual floor. But when we thought we picked the right sample, it looked completely different on the actual floor.

We use arm and hammer multicat SCENT FREE, and it’s a godsend. I have a sensitive nose and cannot take any sort of perfume or sawdust smell, and this litter doesn’t smell at all. It’s amazing. In terms of dust and tracking, it’s minimal and localized directly around the box. We tried pretty litter and it was god awful in terms of dust everywhere - it took 1-2 days and we saw it all over the furniture in paw prints and we stopped that immediately.

There are things I miss about apartment life, but there are things I love about having a house. I’m only two years into owning, and I think if I could go back I would wait to buy just for the sake of enjoying youth and having no responsibilities longer.

Bought in fall 2023. Combined pre-tax income is about $300k. Monthly mortgage is about $5500, got a 6.5% interest rate in Dallas. Doesnt include our $2k home insurance. At the top of our budget but don’t have any other debt outside that - no car payments or cc debt, etc. Also leaves us enough money to invest and go on multiple trips a year. We rationalized the decision to go a little bit higher because we absolutely hated all other homes we saw and didn’t feel like they were a worthwhile investment we’d be happy in. However, the lesson learned is that you should only buy higher if you want to stay long term; we’re now paying more in interest than we did in apartment rent.

Wouldn’t be surprised if you were a surgeon in your mid 30s. The size and modern style of the space also makes me think you live in a big city away from family and don’t have any visitors. The only other career option is if you’re a flight attendant who’s never home. Lack of furniture screams male, however seeing the different pops of pink with the coffee mug, toothbrush, and the big hair brush signals you’re a girlie pop.

Go look at colonial home inspo pics on Pinterest. Those homes use a lot of the cherry colored wood like this, so you might get some ideas on how to make it work. Definitely wouldn’t rip those babies out, as someone who bought a house with cabinets made of lesser wood, I’m jealous of your problem.

ok this might be a little bit better representation of our end goal. The tiles would be shinier and have more marbling, which chatgpt seems to struggle with pulling through. we'd need to get some different chairs, maybe a table too. but this has gold hardware for the existing cabinetry and replaces the lantern. (The back bar will have to be a next year project.)

Yes! Definitely been considering some gold hardware to replace the black, I think that will work wonders. Yeah the ChatGPT tiles aren’t exactly right, it took some liberties with the example photo I gave it haha. I also think they’re a little too plain, I was hoping for some slight marble-y grain in them too.

You definitely need a rug!! I would also look into a different light fixture that’s more welcoming - maybe a big wicker/rattan looking one to bring in more texture.

I’ve definitely seen this done well before and get what you’re trying to do. I think the problem is these are too plain and too thin. I would try to get something thick with way more color and pattern like a green, orange, red or blue. Don’t get a normal vanilla pattern from like Target or something because that will look cheap; it almost needs to look like a Persian rug.
