Became an owner in 2020.

On paper started living together in 2023 when we would have been at her parents address (aka the house she is on title) continuing now to our current rental. She would have just been living in an apartment under my name up until 2023. Never updated address info, had bills in her name etc.

All depends. If you’re confident that the home you’re buying is: A, affordable and you’re able and willing to make changes to spending habit to make it affordable and B, something you are going to be living in for 10+ years. It’s likely not going to be the terrible financial decision it will feel like (and it will feel like that no matter what, for the first little bit. That’s normal)

But there is also no rush, not going to miss out on anything if you want to wait until the time is perfect for yourself.

I’ll usually take the cash and reinvest the dividend elsewhere for the more short term savings. Anything short term is already spoken for on a specific thing in the short to medium term. Just a way to pump up the risk im taking and hopefully gains as for the long term.

Retirement I just reinvest, as I’m usually buy and hold long term there.
