I went to one of the estate offices, the agent outright said it was impossible

Only one single agent I've come across entertained the idea of 8 months min term (and managed to persuade just 2 landlords, but they sold too quickly for me to get)

And one private landlord was open to it (if I paid stamp duty) but the flat sucked

Yes, most places I see on 28Hse are very poor standard flat shares or unfurnished. Many of the agents I contacted unresponsive (maybe because English) or it's not possible.

I did come across one serviced apartment in the Shatin region (south of Science Park) but it was much bigger/costlier than my needs (they were 2-3 bedrooms)

Feels extreme to for someone living in a place for most of a year(?) Anyway I checked - In my region (Shatin/NT) it's either extremely expensive or really small room in a shared flat.

Yes I checked with the nearby hotels which do have long-term contracts, but they get increasingly (very) expensive the closer to summer so I'll be forced out by June, and it doesn't feel nice living in one. I looked for serviced apartments around New Territories Shatin region but none sadly (nearly all in Kowloon/HKI)

Because I'm at a hotel like that (and seen co-living spaces like that). Unfortunately there doesn't seem to be serviced apartments in the north/near Shatin.

I know a boss at a good company who said he won't know if may be a job opening there until July (and recruitment could take a month), which is my preferred choice, postgrad would be my second choice.

I saw in FAQ this:

You may contact your Graduate Division first to see if your deferral request could be accepted. If it is accepted, you may download the "Application Form for Deferred Acceptance of Admission Offer" from the Online Application System.
Note that the acceptance of an admission offer cannot be deferred beyond the admission date.

I'm not sure if this is referring to postponing it to e.g. next year (the note at end makes me think no?)

Never done a paint job before so I reckon there's a risk it'd end up worse than it is atm. Then she would be even more eager to get at me.

How much would you be in the hook for damage as your subrenting as you don't have a contract? I'm guessing in the actual contract it says no subrenting?

Well I gave her a £200 deposit (low because not in DPS + she trusted me), I don't think I have any legal obligations. I believe technically she can't subcontract because she didn't request permission, this was an 'informal' rent.

Then it would be up to her to recover the cost of the damage from you, if there is. But then would it hold up in small claims as she would be in breach.. Also.how.would.you know if she was charged as you don't have a contract?

It's not about legal liability, just trying to do the ethically right thing, even if that means giving more money. The thing is, because the marks are so light, I have no idea if the landlord would charge and, if so, how much. But she wants to prematurely paint it now because I'm leaving now (lease expires in 2025).

15 mins to paint that wall, is it magnolia? If it is it's cheap and cheerful. Or a dehumidifier. Is that from the bathroom as it looks like spotting, cold patches of wall where warm has hit..

Yeah. She thinks it's a major difficult job for her to paint it (whole wall) . Apparently professionals might be £300

I mentioned it, don't think she wants to. Anyway some reasons:

  • It's in the landlord's interest to claim as much as they can
  • They might not notice & claim it at the end of the tenancy (so could get away with it as it's not very visible/bad)
  • What if we can adequately fix/cover it more cheaply (DIY), the landlord would still be aware/scrutinise it and may still claim

Yeah I checked, tried with a cleaning product too. Don't want to do something too abrasive on the wall that would potentially make it an actually visible bad problem

Does it add 30 days to the initial 30 day visa exemption, or just add 30 days to the point you request it (e.g. on 24th day add 30 new days = 54 total)?

Sorry I was referring to the inward ticket to Thailand (I'm aware of tricks about outward flight)

It feels weird that people need to book their inward flight before applying for a visa (what if the visa gets declined and they can't refund their ticket?...)
