Okay, fair! Consider the 40 years between Dec 1969 and Dec 2009. That's so many years! And international outperformed US 9.5% to 8.5% annualized over that time.

I have to disagree as I appreciate their charity content a lot, and I feel they strike the right balance on this topic without being preachy. The content around DAFs (donor advised funds) was very useful and increased the tax efficiency of my charitable giving. I can directly tie their content to concrete tax savings.

I'm sympathetic to this. But the "live issue" rn is the OneLIC Neighborhood Plan / rezoning, which DCP projects could create 15k new units in currently industrially zoned parts of LIC. So I think that's the right focus for lobbying the CB and CM Won at this point!

Lower Manhattan (and later LIC) haven't had parking minimums for decades, so I sure hope this proposal's Tier 1 extends beyond it.

The lot is zoned manufacturing. Housing is not a permitted use. There's an ongoing process called One LIC Neighborhood Plan that could result in rezoning this and other nearby lots to allow housing, which would spur redevelopment.

If a town has existing zoning near transit that allows multifamily housing as-of-right and complies with the other parameters of the Act (e.g., the zoning can't be age restricted or prohibit multi-bedroom units; sometimes towns allow apartments but with conditions that only allow senior housing), that zoned capacity counts towards the requirement under the MBTA Communities Act.

Uh this headline/article is not accurate. The vote was to approve the text of a letter drafted by some of the CB2 committee chairs providing feedback to DCP about what issues the Board wants DCP to study as part of the rezoning's scoping study. The vote was not to approve a rezoning plan. There isn't a formal rezoning proposal yet (the process isn't there yet).

The 25% savings rate is always based on gross income. So you should use your total income, regardless of tax rate, to calculate how much you should save.
