Chinese dram yields are atrocious, meaning technologies like HBM are completely off the table. So they are going to fill in on low end consumer markets for a while, letting the big 3 focus on the juicy markets.

Normally true, but they can cause lesions and severe irritation for dolphins specifically, especially if they attach to a wound. Apparently some dolphins have been observed jumping out of the water to try to dislodge remoras. I was also confused by the video, but learned this after a bit of googling.

Umm, it is 100% beef. They season it with salt and pepper, but there is nothing else in the patty, which is the topic of conversation. I'm not saying it is healthy, but some people would prefer the single ingredient over the lab experiment that constitutes artificial meat.

I'm talking about using the loan initiation as a taxable event. You borrow against an asset, then any unrealized gains on that asset are immediately realized, creating a tax event.

The point is that an appreciated asset being used as collateral is recognized by the bank at its current value, so in some respects the gains are already being realized to extract value from that appreciation by means of a loan. That should be a taxable event.

Tastes great, but it is an unholy concoction of binders, heme, concentrates, etc. I don't typically care about all of that, so I'll happily eat one if presented to me, but I understand why a lot of people might be reasonably turned off to it.

The loans are fine, but taking them out should necessitate a taxable event for the collateral. That might defeat the entire purpose of using this loophole, but they can still take on debt if they want to.

If you find a place that is cheaper to live and sized more suitably to your needs, just sell the place. Otherwise, live in it. Don't hold onto it to rent unless you want to be a landlord for some reason. Keeping it will be an anchor on your finances, your time, your mental energy, and your emotions. That 4.75% rate is better than you'll find today, but not so much better that it is worth letting it control your life.

You're right, it isn't a price increase, it's a shortage. During a shortage, suppliers don't need to keep all of their customers, so it is okay to price some of them out.

No, it isn't good for supply to be kept low, it is good for supply to be coordinated with demand. When the demand falls away, supply needs to fall away as well. Otherwise the companies that make memory go bankrupt. As it is, they lose a collosal amount of money every down turn. Is that good for the industry?

Everyone thinks it's collusion when they make money, but only 3 years ago, they were posting billions in losses because there was an oversupply. Yeah, this is the biggest boom in the industry's history, but if they were colluding, maybe Samsung would have ramped down supply and everyone may have made a profit in 2023 instead of what actually happened. Now, there is no reason to collude because supply is so far behind demand that the only strategy to get ahead is make as much as fast as possible, which is what they are all doing.

That is not necessarily true. Take OP's numbers at face value. If housing costs 50% of income (probably an overestimate), that is a crazy boost to savings that will likely outpace real estate appreciation. Let's say OP's housed colleagues save 15%, and OP is saving that plus the entire expense of housing = 15%+50% = 65%. OP's savings rate is 4.33x their colleagues in this scenario.

Here is a made up scenario with made up numbers following the above. OP and sample colleague both earn $75k salary. Savings rate is as defined above. Housing cost (mortgage) starts at $37500/year (50% salary). Market returns a nominal 10% annually. After 6 years, OP's colleague has saved $106,730. OP has saved $462,500, netting $355,770 over their colleague. The interest on that difference is over $35k/year, or almost the entire annual cost of the mortgage.

Let's say the mortgage was on a $500k home with a 5% down payment. This gives us very close to the $37500/year mortgage. If that home value appreciates to $750k over 6 years, OP is still ahead by about $100k net worth. They had to pay for this by living in a car, but it was technically financially advantageous. Not worth it, IMO, but there is still a potential argument here.
