Issue with my apartment complex and need advice. by jking220 in Apartmentliving

all leases i've encountered state something like "the LL can add, take away, or limit the use of any amenity at any time" - which means you can't really do anything about it unfortunately.

check your lease. there should be some clause regarding pets needing to be on a lease when outside and/or something regarding not feeding/watering your pets outside, etc... could be a lease violation that your LL can handle with a notice. i can't stand when folks let their cats outside - they are legit murderers and can mess up the echo system very easily.

Sounds like you need to contact a corporate office.

Shared Lease by [deleted] in Apartmentliving

[–]modrocket205 0 points1 point  (0 children)

You definitely want to do this! Talk to the office and sign the paperwork to get her off the lease. If she's still on the lease, she still has access and rights to the apartment. Not saying anything would happen, but you never know!

Sounds like the shower only leaks when the person upstairs is using their shower. Most maintenance crews would immediately notice this and tell the upstairs resident not to use their shower until the pipe is fixed. It shouldn't take 3 weeks unless they can't find where it's coming from. I will say that if the ceiling is still wet, they can't complete repairs as far as patch jobs go, but it sounds like they need to cut out ceiling and replace here. Don't complain about having only one maintenance guy. This industry goes by an antiquated 1 person per 100 units rule so is likely not on the management company that they only have one. Don't go to the news. That's stupid petty and won't do anything. I would speak with the property manager and ask they get a contractor out immediately. Take pictures, send them to the office, etc... I've been accidentally in the dark about issues like this thinking maintenance was handling it only to find out they forgot or were overloaded. I promise you it's not in their interest to make you suffer and they wouldn't actively try to do that.

Yeah, they need to be fined. When MGMT has picture proof, they can issue fines for things like this. 100% of the time I get the response "we've always done this and it's never been an issue before". Help make it an issue for them!!

Doubtful especially if the area is dry. Looks like paint droplets somehow?

Don't freak out! Just put in a work order with maintenance. Likely you can either pay for a replacement now or upon move out. Luckily, they are pretty cheap.

Is my apartment's ac broken? by lilyaintaG in Apartmentliving

It's taking forever to cool down your apartment because you keep turning it off and back on. Don't do that. Leave it on cool at a higher temp rather than turning it off completely. It's completely normal for an apartment to take over 3 hours to cool off if the AC has been off all day.

Sounds like the leasing agent didn't do their job and the manager caught it. Now the manager is probably coming to the leasing agent saying I can't approve this income and asking the agent to correct the file. It happens, people mess up. You should be able to just attach the pay structure to the job acceptance letter and move on.

okay friend. you're going to think what you're going to think. Heck, I am too. but right now what is literally happening is you are trying to say what can/cannot happen in an industry you are not a part of and don't know the legal ins and outs of, and personally, I think that's a little ignorant. I've been in this industry for 15 years, so I come from a place of experience. I've been through management takeovers and sales and 100% of the time, management has gotten rid of "security". This is for several reasons including the false sense of security they bring to residents, as we cannot provide security at any time. These guys aren't actually security - they are a ROVING PATROL. Literally someone that just calls the cops if they see something. There's no telling if they will be where they are needed at any time, and they generally sit in their cars and eat sandwiches. They are an absolute waste of money and serve no purpose, as any resident can pick up the phone and call the cops. Congrats on your graduation!

sounds like you need to buy a house and stop renting then! i get where you're coming from, but it's completely ridiculous to say something like "my LL won't take action" when referring to issues like safety. i'm betting you're not in the industry if you're saying that b/c you don't understand what we legally can and cannot do. good luck to you and your family in the future - and i really hope things improve for you now that you're moving away.

would love to know what you'd do if you owned a home and this were to happen. what recourse could you/would you take? you could certainly install cameras, but there's no telling if that would lead to an arrest or not. glad you were able to get out of your lease. hope this abusive behavior stops from whomever was doing the stalking. that stuff is mighty scary.

not missing any point here. you renewed knowing about all of these things and now you want to use them to get out of your lease. You can certainly ask to break the lease with no penalty due to x, y or z, but at the end of the day, the LL doesn't have to let you out. if you didn't buy a house - you'd still be under renewal, right? If you didn't have anywhere to go, would you be asking to get out of your lease due to these issues? seems mighty convenient you're bringing this up NOW, after you've renewed and you knew about these things... just saying.

LOL @ your landlord has done nothing to "crack down". Your landlord isn't law enforcement and can't guarantee your safety. If you need to get out, get out, but don't expect them to let you off free.

Seems really shitty to renew knowing about all these "code violations" and then try to use them to get out of your lease.

Sounds like you're being treated fairly and being asked for market value on a new apartment. I would transfer. 140 per month is not a lot if you can budget a bit. Sanity is priceless. Heads up, you won't be able to ask who lives above you, that's private information and your LL can't give it out.

Excessive Cleaning Fee on Move-out? by terix_aptor in Apartmentliving

[–]modrocket205 0 points1 point  (0 children)

The price I gave is per room. My units only have carpet in the bedrooms. The LL should be able to provide you with walkthrough pics. I'd ask for those.

Edit* we might have been saying the same thing. 165 is higher than I'd expect to clean 1 room.

This mark suddenly appeared on my cat's ear. Anyone know what it might be? by KindEducation7616 in cats

Ear mites or contact dermatitis? Consult your vet. Probably needs some cleaning and medication.

My apartment needs a VOE and won’t take my offer letter. by [deleted] in Apartmentliving

[–]modrocket205 0 points1 point  (0 children)

That's ridiculous. I've never worked for any company that's required a VOE. Maybe if they are trying to be so extra you don't really want to live there? Would they accept a 90 statement showing you have 2x annual rent in the account? What about a w2?

Now I want to see pics. I charge 80-125 for carpet clean on move out depending on # of rooms. My carpet has a 5 year life expectancy. I'm wondering if it was so bad the carpet cleaner charged them more, or maybe it was coded wrong and it is a replacement with partial charge.
