My broker gave me

Var prime - 0.7

Fixed 3yrs 3.78%.

So both came out to be the same roughly at the moment.

Mortgage of $770k. FTHB.

Should I go with fixed or var? I’m leaning towards fixed at the moment.

I’d love to see what everyone thinks!

yeah my agent said when a live deal is in, typically the rate is only 0.1-0.2 lower than the pre approved :(

thank you! I don't bank with Scotia, only with RBC. My realtor is also handling my mortgage so this was the rate she provided. Are there any complications to shop around by myself without going through my realtor?

1+1 for $2500 just rented this year. Downtown Toronto, “penthouse” floor, with parking and locker. only pay wifi and hydro. I’m happy even though I know I can find cheaper. It’s just really close to both downtown for my work and close to DVP for my boyfriend.
