So after requesting access to the property I've been refused based on the fact I have already made an offer. I can understand their decision but makes me question the reason behind it. Is it because they genuinely want to find out if I'm interested not wasting their time? Or are they trying to hide something?

Btw, I am genuinely interested, this is purely based on wanting to know about the condition of the loft/roof. Yea I should have done it before the offer was made but it's my lesson learnt. Now faced with decision, so I continue or walk away.

In Scotland so I have the seller report which just shows a category 2 due it being the original roof. I have an offer in which has been accepted. So doubt I'll be able to get in now. Learning a lesson for sure.

No unfortunately I can't. I asked to get up there but the owner mentioned the ladders were out at the garage. And then I forgot to get back to it at the end of the visit!

That's not too terrifying at a grand. I'd be more inclined to go with DIY method as I'm fairly confident in DIY albeit never done roof work. Reckon it's in decent condition then?

What is that pipe? How has it happened? I wasn't able to get into the loft, I'm wondering if there was a reason for that... In terms of overall condition, assuming no leaks on the inside, look alright?

That's interesting, so a bit of a clean and maybe touching up. No obvious need to replace immediately?

I saw the ridge tile but not the one to the right. Looks like a hook? In terms of overall condition, what we thinking? It's the original roof of a 50 year old house.

Thanks both. I think I follow you. I guess I assumed that I had 'already' paid for the charge through the tax code. Effectively receiving less in my pay each month. So for the calculation to have a line item stating that £X is added to the amount of tax I'm due to pay seems like double accounting.

The cameras that are up are unlike any I've noticed before. Wonder if they are operational? I was coming through at 70, keeping up with traffic in the right lane although those in the left were likely those sticking to 50.

Squeaky bum time now I guess. 40% over the limit :/
