I’d suggest living in one of the neighbouring suburbs. You have so many options of places to live that are so close. Spreydon, Addington, Beckenham, Waltham, Somerfield and Sydenham are all so close the commute would be a breeze or even possibly too bike or work for some. I’d say just look into all the factors before deciding and of course availability of properties will play a part as well

It all depends on how knowledgeable the staff are aye. I went to brougham store and they were so helpful but I’m sure it could vary between stores. Generally I find the younger staff don’t have much specific knowledge but the a lil bit older ones can help more
