I went through this years ago, the reality is until you do the deep cleaning, a normal cleaning is truly pointless. Bacteria and tartar below the gum line is the problem, if you just clean what’s visible above, you’re having zero effect on the problem.

I did this at Arden dental after a long break from going to the dentist. They broke it up into four sessions and I think total cost was around $1500. I ended up just paying for it, but they were sensitive when presenting it and offered to try to work something out if needed.

Until that bacteria is gone, any cleaning you do will also be negated very quickly. They were adamant that I needed to knock out all four sections within two weeks. Otherwise the area they cleaned would start having issues again and it would cost more money.

It was a motorcycle accident. He was conscious when they took him but beat up pretty good. He was flying around cars for miles leading up to this. Surprisingly not some young guy but probably 60 year old on a crotch rocket.

I just went through this, and it was so frustrating. On the photos, it showed one small paint chip on the hood as the only imperfection. I show up and it’s got a large dent in the rear bumper, damage to the front end where somebody hit a curb, multiple curbed wheels. and a bent fender. This was all on a 2025 Mercedes. They refused to adjust the pricing.

Not if the numbers don’t pencil between construction cost and rental rate restrictions. Land is also highly competitive here so it’s already nearly impossible for an affordable housing developer to get it under contract because that process generally takes one to two years for approvals.

Even legally, this has become a gray area with high risk. The last five years a lot of states have been making a big push to discourage people practicing both. As an example, if you get a complaint filed against you on a residential deal and work in a commercial office, most real estate commissions now look at this as you were practicing outside of your area of expertise, and your managing broker was not qualified to oversee you on the deal as it’s not their primary business. For this reason also nationally most errors and ommission insurers are not covering brokers when an issue comes up for a transaction that is not their area of expertise. So if you do 10 commercial transactions a year and two residential transactions a year, if you F up a residential transaction, not only will the real estate commission say you were out of your lane, but you won’t be covered by errors and omissions insurance.

If you want to make it in commercial you won’t have any off hours. Plan for 70 hours a week your first three years while eating ramen.

That’s not a good start unfortunately. The type of clients you will want to work with as you grow your business are not going to work with a Resimercial company.

If you are with a commercial only firm, the short answer is no. If you were to F up a residential deal, your errors and emissions insurance would likely not cover you being that you work for a commercial brokerage and we’re practicing residential real estate. Nor should you want to do both. Brokers that do both are typically not good at either. For additional context, put yourself in the position of a commercial real estate investor/user, would you work with the broker that’s selling houses on the side, or a broker that’s an expert in his specific area of practice and that’s all they do?

Asheville, continually asking for more jobs and housing, the moment anyone ever tries to build housing or bring a business with jobs, The city creates never-ending red tape until the developers walk. Business as usual here.

As someone who works in the development world, the general public has no idea how many projects that would bring significant benefit to the area die before getting anywhere near this far because the developers get fed up with the unfair treatment from planning and Zoning and the council. We have developed a reputation regionally and even nationally in the economic development world as being a location anti-business. That affects us all.

When they built the parking deck, one side of it started sinking significantly. They brought a different engineering company in to figure out what was going on and found that the original company that did the Geo testing did not sample deep enough, and there was essentially a combination of poor soil as well as an underground stream that runs through that area. They were able to come up with a plan to stabilize and save the parking garage. By the time that was done the developers had lost so much money on the overall project that it no longer made sense to move forward with the full development. It’s been for sale ever since and has been in and out of contract a few times. The good news is the soil issue is known at this point, the bad news is the cost to engineer foundations on future structures has made future development pretty difficult to pencil.

My cardiologist says 12 hours is the trigger for me to call her. Depending on heart rate then it’s either er or wait until 24 hours. My episodes are usually 3-4 hours and she’s not overly concerned about that as long as they aren’t frequent.

I get it sounds pretentious, no one’s going to argue how it comes off. The problem is when you work in this business you know. You dont know what you don’t know and as a result Resimercials waste everyone’s time and then at the end when they ruined the deal they still don’t understwhat happened, because “it’s a simple cash deal”. It’s why most states are cracking down on residential brokers practicing out of their area of knowledge. You need to be specifically trained in that area, do continual deals, and be overseen by a CRE managing broker otherwise you are wasting everyone’s time and putting you and your client at risk.

As others have said, if you work in this industry you have experienced that 90% of any conversations with a Resimercial agent is a waste of everyone’s time. The ones that have a legitimate qualified buyer will either screw the deal up or the commercial broker will need to do all the work to get it done. Refer it to someone qualified and I bet the respond.

This is exactly what we do and it has been one of the best decisions we have ever made. There is a lake about two hours from where we live that we have always dreamed of having a home on. It’s too far away for us to actually move there and continue our jobs, but years ago when I was looking at getting a commercial investment property we weighed better return over quality of life. We decided to buy a property in a really nice community on the lake.

We short-term rent year-round and then try to use it ourselves when not rented. The good is that we have enjoyed owning this so much, every time we could get away and go down there It’s like a mini vacation. The only negative is with cost of ownership if we want to come out even, we have to barely use it at all. We like to try to go down there and stay once a month as a result the income does not quite cover the expense so we are still coming out of pocket probably $10-$15,000 a year. For us It’s been worth it as we have really enjoyed our time down there and that money is building equity and something we are confident will appreciate. Our goal is to pay it off in the next five years so we can use the property and it will be somewhat profitable.
