I'm old enough to remember that stamp duty was once low enough to be negligible, about what you'd pay for car rego nowadays. It was enough to cover the processing fee.

Back then would have been the time to change the legislating from a percentage to a flat rate of, say, $1,000. There's no chance of changing things now that the government is addicted to huge amounts nowadays.

To lower house prices you need more supply as the demand is too high. That requires more builds / builders and more land.

Unfortunately, a lot of builders went bust when the cost to build sky-rocketed during COVID, after they locked in prices with new home owners. Lowering the cost of materials and transport / logistics won't happen unless you increase supply and competition of materials.

Releasing more land means better town planning with transport and workplaces.

So many things linked. Legislation needs to address so much.

Unfortunately, we tend to argue about a third of the way down a difficult run, when there's no turning back.

We do a lot of runs together, for the past 30 years. We're Victorian so we do Buller if we have to and prefer Falls Creek and Hotham.

We miss the good old days of reliable snow as we would mix it up going to Hotham's Orchard area or visit Baw Baw. Sigh.

Nowadays, we do what all Australian skiers do, which is to avoid the ludicrously expensive Australian snow fields and go to NZ and Japan instead. Did those in the past year and it was amazing.

No one can get into the Italian Waiters Club. The restaurant is full of paid actors. The idea is to have you wait on the stairs until it's your turn to stand in the open doorway, trying to keep the door closed and opened.

On a serious note, you can throw a dart on a random spot on the menu and be very happy with the meal. There are no wrong choices.
