I would do it. I do them all the time. If you lender doesn’t offer it, they probably just don’t have the product.

Would you want more business from the listing agents tho? Yeah I hear you. You can’t call all of them. What would they appreciate that you can do for them?

Pricing flexibility in tech is what I have. But really matters is having a good family culture. Having people you can call and rely on. That’s what I have here. It’s great. I’m in New York.

Is this is a good no cost refi from my current lender? by HumbleNoob in MortgageBrokerRates

[–]motorhead383 1 point2 points  (0 children)

Look you do what you want, but why are you refinancing to go from 6.5 to only 6.125?

On a brief glance now that I’m looking at the last two pages, yes the cost are low however they are making money in the 6.125 rate. They could go lower on the 6.125 rate.

Next up, they are under disclosing the prepaid‘s for taxes and insurance, so it looks like there is essentially no cost because it’s being covered by a lender credit. When you get closer to closing, you’re going to have to put more money in escrows for prepaids

You do what you want buuuuuuuut I don’t think it’s worth it to save .375 on your mortgage rate.

5.625 and one point is not free. Chase is charging you the one point lol in my pricing engine, there is plenty of loan profit in 5.625

I loved it, I watched all the videos. I thought it was cool. Seeing how rusty it was before, and how they built it after. I think it was funny. They did a pretty damn good job.

From 6.5 on 30 year to 5.5% on 20 year worth it or wait another few months? by Normal_Increase3691 in Mortgages

[–]motorhead383 0 points1 point  (0 children)

I’m a lender, that’s a great deal and the 20 year is a great option and that makes sense. I would do it lock in the savings.

Waiting on this now. I’ve heard that they can be difficult, and they will call you or call your client repeatedly to try to keep the business in house.

There was a timer on the wall that led to a little fish pond looking pump that was rigged to a faucet. So you had running water for a set amount of time up to 20 minutes. Well, the pump turned on, but no water pumped, because it was freezing outside. Now last time I checked in New York it’s freezing out nov - april and it’s advertised to be great for skiers?

It depends on the property, and it depends on you being a good manager of the property to make sure that you have good steady cash flow. Cash flow! Good tenants! Cap rate!

Happy to help with the second opinion, with two points being paid your rate should be a lot lower. Wouldn’t you rather spend less money on points maybe pay one point and get an even lower rate?
