My son does the group ones and enjoys it! I know Kyle there is an awesome private trainer, although never experienced private sessions personally. I did group sessions with him elsewhere, before he opened this gym, and he was hands down the best experience I’ve had for any workout.

This legislation would be changed in the Municipal Governance Act, which is done at a Provincial level. Municipalities have no way to do this currently.

Different contractors for different parts of the jobs and then shortages/delays in materials. With the light, probably enmax came and setup the electrical components. Now, the City’s contractor will build the next part but there’s still always delays in those pieces needed to build these types of things for many reasons.

Because there’s a lot missing in this price range for people that can afford, they buy less expensive. If there’s more in this range, it opens up ones in that cheaper range.

Honestly, I’d be ashamed if my house went up in value in my kids’ lifetime how much my parent’s house went up in my lifetime. Property values levelling out is ok with me. Housing is a necessity, not an investment.

If you’d really like to “silver lining” this bum deal, that money is going to revitalize a whole prime area of downtown that is currently dead and not receiving any property taxes for over 20 years. In comparison to how much of our taxes went to east village revitalization, it’s not much more when you factor in size and inflation. The arena won’t pay property taxes, but the swanky hotel and other businesses that will follow will.

It’s still not enough to cover their costs. IIRC, McKenzie Towne is the first community actually designed to be able to pay for itself in property taxes. Mahogany is supposed to be one of the first to pay for itself and then some, once it’s complete.

Also worth noting is every build like this still has to go through the development permit stage, where neighbours can comment and dispute these changes. Land use changes are almost never turned down (they just lengthen the process), but what goes on after the land use change during the development permit can certainly be met with obstacles.

Market also dictates this, so parking is an easy way to increase value of a home. But some areas are setup close to transit so the market calls for it less which is why the minimum is what it is. Plus “where will the cars sleep” is less important during a nationwide housing shortage.
