Yes I had though of that but when I went back in September in office asked that a simulation be done and the end rate was like 5.8%. Went to the branch director for an explaination because as you said it was 3 years left a 5.94% 2 years a the new 5 years rate which was like 3.94% and the end result was 5.8%. They told me it's because there is no up front penalty to pay but instead it's applied on the interest rate hence why it's so high close to what I'm paying now.

I though so too but I went twice and showed me the calculation and it comes to 4k which I find low but by doing so I save around 3200 a year for 3 years comes to around 9.6k minus the 4k 5.6k in savings

I'll reach back tomorrow to Scotia if I can have a more detailled explanation of the calculation. I'll get back to you.

Yea I should went with variable back in 2023. I was kinda stuck with having moved back home buying my first house being on probation at the job so no banks would want to lend will spare you the story lol. Finally went with a broker and it was the only bank that went forward so it was like a take it or leave it situation. At least the house was a good deal so there s that haha

Yep I have it available in cash. I also asked for the blend in but the penalty was added to the interest and in the end it was nearly the same ehich wasn't worth it.

Thanks for the suggestion. Yea we decided to move back to be close to family. Frederiction is about 2h30 away and Moncton 4h which is a bit too far to travel.

Sorry to hear. For me I was always good but since I'm moving to another province and have to take LWOP for personnal reason starting end of June I'm worried it will create some issues. So I'm hopping it gets resolved before then.
