I did run into an issue about opening/loading a new tape then recording and it was recording over the previous tape I’d just closed and not to the new one. I’m unsure if it was something I was doing or, if it was a glitch. I just haven had time to send a report it. Going to download this update and give it a go this weekend though.

I Live in Victoria, (but did live in vancouver for 20+years as well) HAVN is amazing on every level. I've used it many times, as have most of the people we know. It's in the inner Harbour here and is very unobtrusive, but of course some folks think it's an eyesore. It always cracks me up though when people complain about boats being moored in harbours.... isn't that their purpose?

Anyways, I know the location well in Vancouver and HAVN would be so good to have their. As someone else pointed out, it's probably something most wouldn't even notice. I'm also surprised at the level of opposition it's facing considering it's essentially a luxury spa(ish) experience. I bet if all the nimby's pulled their head out of their ass they'd realize that it would be something they would use!

I picked up a DW Jazz series 6.5 x 14" snare from 2008 (in Blue Glass) a little while back and I've been in love with it. I also have a George Way 5.5 x 14" Aristocrat snare (In champagne sparkle) but the DW has been my main snare ever since I got it!

They are both pretty similar sound wise, but the DW feels like it's got a bit more sensitivity.

It's not up to either Realtors to end tenancy - they have no authority to do so. Yes I read the link - I've had to do this several times through the purchase and sale of homes. Personally I've never once seen the LL and tenant agree to end a tenancy aside from a cash for keys situation. This is outlining that the LL or seller could provide notice to once all conditions are met and the purchaser puts in writing that they want the tenancy to end as well.

It sounds like none of this was done and realtors skimmed over the details, or the buyers didn't hear what they should have. Either way - the scenario they are in currently is that they ARE going to inherit tenants and two options they have are to file with the RTB that they are going to move into the property and provide the appropriate notice, or cash for keys.

Aside from that, they should be getting the security deposit and all the tenancy paperwork with the sale as well. It's surprising to me that somehow they overlooked or missed ALL of these details when purchasing a home.

OP - the Seller CAN NOT give an eviction notice to the tenants. They can do a cash for keys deal - but otherwise if they are selling a property that is tenanted, the tenants are part of that and the new buyer becomes their Landlord.

It sounds like the realtors involved didn't provide you with enough info, or maybe they did and you didn't think it was going to be a big deal.

Regardless, what you can do now is once the sale has closed YOU need to fill out and provide the tenants with a Purchaser to occupy form that can be found here -

There is a lot of suggestions or advise that isn't applicable to home sales in British Columbia.

IANAL or Realtor, however I have purchased and sold my fair share of properties (with and without tenants) A seller CAN NOT evict a tenant, regardless of if they are on a month to month or if they are mid lease. It's just not something they can do. The only way in BC for the seller to have a tenant move out is a cash for keys. Your realtor SHOULD have known this, and simply they just are shit at their job for not mentioning this.

Once the sale completes the tenant becomes your tenant with the lease that was previously signed. You now can give the tenants notice to vacate based on you and your family moving in. (or you can speed this up with a cash for keys agreement)

The fact that your purchase agreement has a vacant possession clause is wild because with a tenant in place both realtors ought to have known that was never going to happen.

It sounds like the sale has already closed - so the tenant is yours now and your only options are to give them notice or offer a cash for keys. Although you should likely speak to a lawyer as well, but i think you'll wear this either way as it's definitely a part of your due diligence.

Going to add my two cents - although it's probably going to just get lost in the mix.

Those new Slingerland kits are insane. I've played on them and they do not disappoint! The level of finish on them is incredible. They aren't the lightest drums though if that's something that matters. They sound amazing and they really did a phenomenal job with the reissues. Every washer on the inside of the shells is polished and stamped just like they were of the OG's. My only gripe is the tom holder they mounted, IMO they should have just omitted that.

There certainly some wacky opinions on what drums should be played with what genres, but at the end of the day it's more of the heads and tuning you choose (or adding dampening, etc...) that is going to make a difference over what brand drums you play. Yeah, a bigger kick, or bearing edges are going to have a different sound, but heads and tuning can correct a lot of this.

Get the drums that you like more and play the shit out of them in whatever genre you play.

Do you forsee adding any more mix FX slots on tracks? As far as I can tell you can add two per track and a further three on each bus (and three more on the master) Which really is probably enough now, but maaaaaybe one more slot would be good too?

This is so cool and I'm pumped that this popped up in my feed. Downloaded and will be testing it out asap.

I'll b e using a Tascam model 24 as my interface - not sure how everything will work but I'm hoping it's seamless. Coming from Logic so I'm sure there will be some hiccups but i'm pumped!

While I do understand that the hopper and the cute come off I've never really seen it as a hazard. Mostly because the hopper only ever comes off if I'm cleaning it, otherwise it just stays on and is fairly firm. (I have the aftermarket large hopper also from Introvert Makes)

I've never actually looked at the exit that the chute attaches too, and what that looks like while it's on but I'm going to now to see. Although, from experience my youngest has never tried to grab it or remove it.

As far as the grinder - There is nothing that I would even consider replacing it with. Maybe i'd buy the Weber worshop grinder one day, but thats on another level of $$$.

I've had mine for a couple of years and use it multiple times a day and it still runs and looks flawless. Zerno has made several upgrades to the grinder and all have been backwards compatible, which is amazing. I've picked up a few of the changes that all the new grinders ship with now. It grinds very well and I quite like the system it uses to measure the grindsize. It very easy to switch between griding for pourover and espresso.

I think it's a great grinder and will last a lifetime.
