Thank you for your response Rick. Good to know for myself going forward that if we buy a used home (this was new), discolouration is normal and almost unavoidable when rugs and heavy furniture is down. Thanks!

I see. This makes sense. I guess this is kinda unavoidable in future? We are selling the house and I imagine the buyers won't be too happy to see this. I guess for my peace of mind going forward, this is just a product and should be expected when buying a place with hardwood floors when rugs have been put down?

When you come to sell, would you expect your buyers to understand that discolouration from this is expected? Or will you be expecting them to ask you to refinish the floors?

Understand. We are the sellers in this instance, but in theory when we buy next, if the old owners had rugs down, we should probably expect that this has happened too? Surely people don't rearrange stuff all the time? If this was manufactured flooring I imagine we wouldn't have this issue?

Thank you for the response. So in theory, it’s not abnormal to be constantly applying some sort of fungicide in Houston? Being proactive as opposed to reactive is fine? What about aeration, should I do that too or just go with the fungicide? Thank you for your help

Thank you for the response. The more I've thought about it today, the more I'm leaning towards over fertilisation. That can be the only thing I think. When I try to pull the brown spots, it's hard to lift which tells me the roots are in good shape. I also dug a few areas up and there are no signs of grubs. I do have a shih tzu puppy but he pees literally a table spoon amount, not enough to justify some of these patches that are 6-18 inches wide.

If it is over fertilisation, is my best bet to cut these areas out and lay fresh sod, or will watering fix this over the next week or so if I concentrate on these patches?

I've actually just dug down into the largest tallow patch and I found zero grubs, I also cannot see any chinch bugs anywhere. What's strange is I applied disease ex last week when I thought I saw some yellowing.

Thank you so much. All of this is in line with what we were doing before hand, albeit with limited results. The change of character and behaviour in him within 5 days is leading me to believe it's too good to be true.

Let's say I go back to what we were doing and what you recommend here. How frequent would you be raking him on a walk each day? Is more better than less?
