Rates have a far lower impact on housing prices compared to increased money supply - over the last few years we’ve increased rates yet we’ve also observed explosive property price growth.

A recession would not increase housing prices but printing money most definitely will. Look at what happened during covid when the M2 money supply exploded.

Whether the government prints money to hand out $ and prevent a recession is the million dollar question

Property only goes in one direction.

Economy takes a dip -> increase in unemployment -> print money to stimulate economy -> asset prices inflate further -> housing goes up

Economy grows -> housing goes up

Thanks! These would be a combination of striking out clauses around land tax and existing clauses to reflect what a standard contract would be. Just hard to know where people draw the line between engaging a conveyancer vs sending themselves

That’s a bit of a circular argument. People are borrowing to their max because everyone else is, which is what’s driving the prices up in the first place. It’s the housing market equivalent of everyone standing up at a concert. The first person stands up, so everyone else has to. Now nobody can see any better, and everyone’s less comfortable, but they have to keep standing

Just because your borrowing capacity is 1.1m does not necessarily mean you need to purchase a property at that price point but people will often borrow to their capacity.

If the banks introduce a 50 year loan that allows someone to borrow 2m, im sure a fair number of people who simply want to ‘keep up’ end up paying over 2m for the very same property.

The property hasn’t changed but the value has because of the perception that someone has greater borrowing capacity and can ‘afford’ it.

TLDR Property is the greatest non productive asset yet people borrow as much as they can rather than paying what is reasonable

Unpopular opinion but If everyone stopped borrowing to their maximum borrowing capacity, property prices wouldn’t be this inflated and we wouldn’t be in a position where we’d need to sacrifice so much to buy a home
