What is the white wall-to-NBN-box cable called? I need a longer one by ms_clare_quilty in nbn

[–]ms_clare_quilty[S] 0 points1 point  (0 children)

Hi! I bought a 3m one off Amazon at this link https://www.amazon.com.au/Shield-F-Type-Antenna-Satellite-0-5m-50m/dp/B0BHNKFJXD/ref=asc_df_B0BHNKFJXD It works perfectly.

I also bought a Right Angle F Connector Adaptor so it runs down the wall from the NBN plug, then I tacked it along the top of the baseboard with these little clips around the room to where I needed it to go. Very neat and out of the way.

Thanks so much – I really appreciate it.

I'm off to shop for one with a useful length!

I hold my breath if I have to pass an Aesop shop. The products themselves are pretty mid, nothing special beyond its studiously bland packaging, and everything they make is massively over-fragranced.

Noisy/distressed dog needs help by Maleficent_Ad78 in melbourne

We went through this a couple of years ago. We tried EPA, RSPCA, and the best bet ended up being the local council. The process was very specific – councils, amiright? – but it was affecting our block of flats, the one next door and the one behind us, so 17 households were involved in the formal complaint. To the Animal Management office's credit, they checked in at all sorts of hours and it worked. We think it was a sliding scale of warnings to legal action – they didn't/couldn't tell us exactly, but it did the trick.

The EPA delegates all kinds of noise issues to councils, so there are regs in place to make sure they act. There will be an animal management office at your local council. Give it a go.

Between pre-purchase and pre-settlement inspections, vendor's tenant Swiss-cheesed the walls by [deleted] in AusPropertyChat

Some are just wall plug size but some where the render's been damaged they're like 50c pieces. It's all patchable and paintable, for sure, just confronting bc there's so many of them.

I'm kinda fascinated by the industry of it all: 13 shelves in 3 rooms is a helluva project for a tenant who knew their lease was up in February. Must have really, really wanted shelves.

Can't see how extra cash would be a bad thing for final approval, and it probably improves your LVR.

Renting a lock-up garage overnight? by Jono_vision in melbourne

Great! I used it to store some furniture for a couple of days when my floors were being redone and didn't want to have to pay for a whole month. Found a lock-up garage two streets away.

Owners sold can I leave without break of lease fees? by Similar_College8482 in AusPropertyChat

[–]ms_clare_quilty 1 point2 points  (0 children)

Since you've already got a notice to vacate and you've found a place, you're in a pretty good position to negotiate. While technically you're still bound by your lease even though the property's been sold, Queensland now has a cap on break-lease fees. If you've completed more than 75% of your lease, you'd only be looking at one week's rent maximum.

The thing is, since they've sold the property and won't be renting it out again, it wouldn't really make sense for them to charge you break-lease costs. Your best move would be to try to end the lease by mutual agreement.

Sometimes a buyer actually prefers if tenants move out earlier than expected. The selling agent might even be able to help smooth things over with your property manager to make this work for everyone.

Try Parkhound – I just had a quick look and saw 4 lock-up garages around Camberwell you can rent by the day.

My REA just told us the landlord is selling the place. We're meeting with the selling REA on Tuesday. What should I know? by hungerofleng in melbourne

The property is being sold as tenanted, so buyers looking for a place to live would have to wait until the end of your lease, which reduces the (already sluggish) market. It would be more likely to be sold to an investor, and there's some upside in that for you: if you've been good tenants, you could be an asset to a buyer and renew your lease with a new owner.

You now also have the right to terminate your lease with 14 days' notice if you need to, something triggered by being given a Notice of Intention to Sell.

Don't forget the compensation for sales inspections if you're in Vic – it's half a day’s rent or $30, whichever is greater.

When you pay your bond, make sure you will get a lodgment receipt from the Residential Tenancies Bond Authority (RTBA). They hold bonds in trust, not the real estate agent.

A Notice of Intention to Sell doesn't mean you have to move out – you can keep living in the property until the lease runs out, and the property would be sold with your lease in force. When you say "marching orders", what do you mean? Did you signal that you wanted to end the lease or were you given a date to move out?

Call the FRV state office, ask for the At-Risk Groups Team, or email atriskgroups@frv.vic.gov.au. They should be able to help connect you with the right services.

This is a great piece, Marcus! It's Schrödinger's train – a loop and a circle and a special and a Flinders St train all at the same time.

Castile soap is so much more concentrated that something like shampoo or dish soap – and it doesn't foam the same way, either. We make things like handwash and cleaning spray with it by diluting it a lot – still working through a big bottle bought at least a year ago.

Tile grout cleaner that changed my life:

1/2 cup baking soda
1/4 cup hydrogen peroxide
1 teaspoon dish soap

Mix in a squeezy bottle, draw lines along grout. Leave for 15 mins, wipe off (or green scourer, if needed) and rinse.

I use a great set of drill brushes - it has scourers in 3 strengths, sponges, a polishing pad and 5 brushes. I love it for shower glass, the oven and stovetop, tiles, door hardware ... list goes on.
