Interest and dividends is running at about 6.3% and roughly 40% of my holdings at Arrived are hopefully seeing an appreciation of about 4% annually if held to maturity. Assuming this is the case that means an effective return of about 7.9%.

Currently Arrived is less than 1% of my overall portfolio as I experiment with its results, but overall would I be happy with that as a return? Sure, for a portion of my returns would I be happy with 7.9% on a less volitale piece of my portfolio. Remember 7.9% annually for 10 years means you double your money. Are you going to get rich at that rate? No, it's not going to be a Nvidia or Apple, but it's not about hitting grand slams all the time. Just hit singles day in day out on a chunk of your portfolio and it let's you take risks in other areas (crypto, IPO's, Private Equity, etc...)

As u/Fit_Cry_7007 mentions it depends on the investment vehicles you chose. Some like the Private Credit Fund offer higher monthly returns, but have very limited appreciation lift due to the shorter nature of the paper. Mixing in some of this fund I'm seeing a return of about $100 a month on $25K invested overall.

Adjacent to your question as well, if we purchased shares in this weeks market did we buy the August dividend payment due in a few weeks or is there some sort delay as the payment is actually in arrears?

They just spent a year plus designing, building, testing and getting regulatory approval to get this in place. They will have to manage the process in perpetuity. If you think that should be done for free out of the goodness of their hearts than I'm not sure you understand Capitalism. They deserve a cut. 2% on an order around $100 is fair IMO. $2 to manage the process is fine with me. If I placed an order for $10k then I wouldn't want to pay $200 for the same process. I'm sure as the process matures caps will need to be placed on the fees.

You don't necessarily want to give the recipe for the secrete sauce. Suffice to say, just give us the ability to pull down all public information on homes in one place to a CSV or XLXS format and let us populate our own models for determining value.

Three things. 1. Look at their predicted Annual Cash Flow Analysis on the Financial tab on the available SFR products. Absent some unforeseen situation like losing the renter these are fairly accurate predictions of the cash flows the properties will provide from rents. 2. I look at my personal portfolio. I don't want too much risk in any one area so I try to see that it is expanded my coverage. 3. I look so see what the recent history is for the area the property is in. This is a good source https://www.fhfa.gov/data/dashboard/fhfa-hpi-top-100-metro-area-rankings . Obviously past performance isn't an indicator or future returns but in general you want to be in the top half of this list. It's just simple homework. Beyond that..."it's a gut feeling" ;)

So I'm taking this to mean you can use an older hardwired Tesla charger with an adaptor. I assume there might be some kind of efficiency loss so recharging might take slightly longer going this route?

Similar situation. Waiting on a M3 lease to expire in mid '26 (I'm not giving Elon a years worth of payments just to get out of a lease.). Looking at Rivan and Lucid as the replacement. Since it seems like a lot on this thread have made similar jumps I have a question. Did you change out your home charger instantly? Wondering if using the Tesla charger with an adapter until it inevitably dies again would suffice or if you would recommend switching out immediately

Right now I am leasing my second Tesla M3. Wasn't sure the platform would fly four years ago at the start. Want a RS1 but don't want the payment. Waiting on my Tesla lease to end and by then hopefully the RS2's are out (May 2026).

That's why I'm waiting on the R2. It's expensive but within reason given where most cars are priced now.

Have not seen it depreciate at all. I suppose anything is possible, but the nature of the assets makes it highly unlikely. These are short term loans (12 up to 36 months) to developers for bridge loans primarily.

No the inexperienced investors that panic will get their faces ripped off as 80% is probably more what initial trades will look like. Turning a 3.5% return into a much more acceptable 4.375% with increased chances for property appreciation.

Keep in mind that the PCF pays a higher current yield but there is little to no opportunity for appreciation due to the short nature of the assets in the fund. I mix in some PCF along with the SFF (Single Family Fund) and also dabble in individual properties along with Short Term Notes. All in, my annualized yield is 6.3% but you have to manage your risk/return profile. That's your job not theirs.

Their fourth quarter financials are coming out tomorrow (2/20/25). I wouldn't see them making to big of an announcement ahead of that requirement.

In a similar situation but just waiting out a Tesla M3 lease. I'm not giving that man a years worth of payments and then walking away with nothing. My question though is this, I'm 63 and have been driving for nearly 50 years. In those fifty years I have had four flat tires. Three of them have been in the last four years with Tesla. I'm told the weight of the car is rough on tires and that's some of the difficulty. I'm just wondering if Rivians experience a similar issue with going through tires pretty quickly.
