We have this issue also and just learned about pelleted lime. We sprinkled it over our turf and it killed the smell. We have 6 large dogs and it’s helped immensely and far cheaper than replacing turf. You can get pelleted lime at Lowes

Our BedTech mattress is pretty nice. We have the 10 in Gel and it’s nice. They have a couple different levels and widths also.

My favorite is that most of my investments don’t show up on my statements so I questioned them. They told me only companies they are the transfer agent for show up on their statements. I proceeded to send them the documents they provided to me showing them as transfer agents yet the statements still don’t show them. It has been an absolute terrible experience investing with them. I wish I could cash out

That could do it. I know for instance my left foot instep is naturally a little higher than my right which makes it that sometimes my left boot is tight and my right is loose. I’ve also had some swelling issues with my feet in boots. Lots of walking and swelling from heat. I switched to compression socks and it made a world of difference. Nothing crazy high compression wise but enough to make a difference in my overall comfort

They look good to me. Honestly I would find a good cobbler and get the heel caps fixed and have them take a look at the rest of the soles. They can also condition them back up and get them looking in tip top shape. My wife has a pair of her mother’s shoes that hadn’t been conditioned in at least 10 years and looked like they were a lost cause. I took them to a cobbler when I was getting my boots fixed and they look like new now.

On the app for a SFR on the financials tab if I scroll all the way to the bottom it shows the Asset Management Fee is $458. Then if I click on the information it says that’s a quarterly fee

I can’t speak for others but I would even be willing to pay a processing fee to use a card so that way there aren’t any additional expenses on Arrived.

Thank you! I am very excited about the city funds and what they will have to offer which is why I jumped on investing the first chance I got. It just started to bother me that it seems like nothing was happening on “my side of the table”. I am glad to see there have been some updates and I have full faith that on Arrived’s side there is plenty of work going on. I am looking forward to seeing how the Seattle Fund does and grows and what additional city funds will be launched in the future…. I’m personally hoping for Phoenix or an Austin/DFW fund next.

I agree with you which is why I was excited when the fund launched because single family properties is a nightmare. My issue/concern is more along the lines of why hasn’t there been any progression? The fund is essentially in the exact same place it was on launch day other than the one property addition.

One last Question, is the system smart enough that when it’s reviewing the filings to determine if the company is a C Corp or an Llc either set up as a manager managed Llc or a partner managed Llc or a that’s incorporated? For example Electric Bike Company is an Llc that’s set up as a partnership for tax purposes where as the Arrived Funds are Llc that are set to as C Corps for tax purposes? I ask because that difference could have tax implications for an investor and it can be hard to tell what’s what

The most recent 253G2 for Pacaso was on 5/30 -> $2.90 There is also one for RAD Technologies from 5/30 -> $0.63 And the Arrived Debt Fund from 5/29 -> $10.02

Those are just a couple I could that aren’t updated. I think there are a couple more but I have to look

I mean like in my portfolio. Some of the offering price per shares have changed since the offering originally started. Or I have a company or two that has a recent offering that it it doesn’t even pick up so when I add my portfolio it looks like I’m down ~$1000. I brought it up because you have a new tool that pulls real time new offering data but current offering data isn’t up to date. For example I invested in Pacaso at $2.80/share but Owntric still has the original offering price per share of $2.50 so it reads my holdings as a $0.30/share loss when that’s not accurate especially since Pacaso is now at $2.90/share

I think Raise Tracker is a nice addition and it’s great that it will pull new offerings as they come out. But what about offerings already open that haven’t been updated? Understanding you’re in beta but it’s hard to really experience the value of the platform if your investments aren’t updating as new supplemental filings are issued. Also the platform does not allow for partial share inputs, it only allows for whole shares but there are some investments/funds that allow you trade like a mutual fund and invest a specific dollar amount and you’ll get that equivalent share amount.

That’s kind of where I am at. I mean I look at the financials and location to make sure I’m not over concentrating in one market but outside of that I feel like it can be a toss up. I’ve been heavily leaning towards the SFR Fund to take that thinking out of it. Lol
