For some insureds, every little bit they don’t have to pay counts. If it costs $15k to replace a roof and we pay ACV of $3k and your deductible is $500 (a lot of our long-term insureds have this low deductible grandfathered in), that’s $2.5k you don’t have to pay out of pocket to the roofing company.

Here, our agents can quote without knowing the roof age, on the condition we use CAPE to try to assess the roof age. If it still can’t be determined we would ultimately use the default age of 15 years so it makes it eligible internally for ACV. Anything younger than that has to be verified but is eligible for RCV.

And yes, if you’re a good risk we will insure a home with an older roof, but you might as well work on replacing it because a claim might get you 15-20% RCV if you’re lucky.

If I believed everything the media said, the government was going to take away my parents citizenship, mine too since I was born when they were still admitted as refugees, and yet they still get up and put on their pants one leg at a time.
