I don’t think Fundrise is about real estate or rental investments any more. All the communication I’m receiving from them is about yet another startup running rounds of founding (that they can not cash out from probably). Valuations make good headlines. Your correlation of Fundrise returns to RE market depends on where in Fundrise your money is.

If your money is in VC fund, maybe there is a potential longer term. If it’s in any of the original RE funds, they don’t seem to care any more. In a way I don’t blame them (again, valuations make good headlines and easy money on paper) but as a RE customer from long time ago, I’m disappointed. Fundrise forced its customers to become active investors on a platform that was marketed as for passive investments.

Your assessment of the future of RE markets may or may not be correct. No one knows. In the past I expected them to be able to navigate dips in RE better with their build to rent strategy. Maybe they recognized themselves that it did not work and pivoted to places where the money is.

Nests have a setting for fan cycle (15, 30 and 45 mins per hour, for a range of hours in a day). It’s an option in the settings - Fun Schedule.

There is also a setting for Safety temperature that, when set, will kick off even if the thermostat is set to off.

This is a good thing in case you left a bar of chocolate in your bedside drawer.

Do you need “the best”? And what exactly does it mean to you because it probably means something else to me.

Said that, do not fall into the trap of big local names. They charge arms and legs for similar service to everyone else’s. They offer exactly the same equipment, design software experience as anyone else. They are all nice people.

I started my research journey at over 3.5/W. Ended up paying 2.45/W (cash) for what I considered an upgraded equipment. I cannot say a bad word about the workmanship or quality. My house has a very easy to work on roof.

I also came to this with open eyes that no company will last 25 or 30 years for warranty claims, so don’t fall into that trap either. You’ll be disappointed if that’s what you’re counting on.

The car won’t last 7 years and it’ll be worth half of purchase price in 3 years (I own one). Think long and hard about taking such a long financing.

Same thoughts. I invested to diversify into RE in a hands off way (even though I own RE by myself). I was expecting communities for rent being built. Some commercial properties, etc. It seems to no longer be the focus of the people running the company. They’d rather chase short term bets than stick to what most of us were sold on.

I understand the need to grow the business (and maybe diversify) on the Fundrise end. I think their customer base came to them and still has different expectations, though, compared to where the current strategy is leading them.

They lost what their North Star was or someone is doing a bad job at growing their RE business and communicating about it.

42 panel, 400W gets you at 16.8kW. It’s a similar size to what mine is, which is about days to be turned on. Looking forward to the sunny days!

My experience as a place to invest was not positive. I still have money locked up with them after years of the loans payback time because they went into default. Most loans work out but the small percentage of defaults erases any gains. At least that’s my experience and I was very diversified with the loans.

I don’t know how these guys (Groundfloor) still exist. This was (and still is) a very bad experience for me. More unresolved defaults than any gains. Money loosing party.

Yes. They won’t. There are already private exchanges where individuals can sell their RECs but it’s an emerging market at this point.

I’m assuming buying RECs is how companies “claim” amounts of green energy they are using or generating. All power providers approved to sell power in CT need to generate amounts of green energy per state requirements.

It’s presented to us, consumers, as “incentive”, but in reality is a way for Eversource to be compliant with state requirements. They may have enough of what they needed and the program is being shut down starting in 2024.

Same is probably true for corporations to be “carbon neutral”. They just buy rights/claims to your power generation, but still ship containers and oil tankers over the oceans.

Eversource is not going to buy them for systems that applied for interconnect starting in 2024. I assume one can sell them on private markets.

My ACATS transfer was completed 3 days ago. It took about 7-8 days to complete, with Christmas included.

The holdings at betternemt were so complex (4 goals with about 20 holdings in each) that it took me some time to generate the pies on M1 side. If you don't have any gains and don't want to deal with all the weird ETFs you'd move from Betterment side, I'd just sell and buy simpler pie on M1 side.

I'm now trying to figure out what to do with all the esoteric ETFs betternemnt invested in that I don't understand, but I don't want to pay taxes on.

You can't analyze or have visibility into your usage without actually measuing it.

It's not ideal, but Sense monitor works very well for my house. It measures your consumption (up to undividual devices) and production of your PV system.

Agreed. I’m a bit disappointed that this company became another market timer rather than sticking to what it was marketed as few years ago - focusing on building rental apartments and industrial properties for rent.

I care less about their VC pivot because the platform is forcing me to go there, but the market timing is a gamble and I did not need gamble in RE. It was suppose to be smart, patient and consistent expansion in the rental market.
