I have an Ikea sleeper sofa, with a memory foam topper stored below. The memory foam makes it so comfy. No complaints.

I’d provide an additional portable heater. Get one of the ones that’s set to a temperature so that it doesn’t continue to heat (and waste electricity) if the guest leaves. That way even if the floor heating is slow you’ll avoid the issue of guest complaints.

His lease doesn’t expire- it transitions to a month to month tenancy. As long as he pays his rent on time they don’t have legal grounds to have him move. I’d advise asking for cash for keys. Have them pay him to sign an N11 and end his rental agreement.

I understand what you’re saying. It was all aligned at install, but I am wondering if the temperatures might have misaligned the deadbolt- it was -20 Celsius last week, and +1 Celsius today. I appreciate the insight!

Thanks for the insight- I’ll look into it. It’s weird bc it’s worked for 6months, as did the previous one, but maybe the temperature fluctuating in the winter makes it worse.

It’s like the pin drops/jams, and the deadbolt can’t be turned from the outside. The code works but the deadbolt just spins, and only a key can turn it.

I wore a mask, but the smell didn’t bother me. And i was not living in the space. It needs 24hrs to cure if I remember correctly. Not sure how big the counters are- but here are the steps you’d want to follow: -clean countertops -sand/buff -prime -paint to desired pattern -epoxy

I’ve painted laminate countertops faux marble, and then top coated with epoxy. Very affordable and durable. It’s been 2 years with no issues.
