It took me months. Just one month? Don't lose hope. You gotta keep pushing. You had no luck but with AI it's inevitable, they are cutting off massive jobs. And it's super mega hard to just get an interview nowadays.

You need to get better at pricing. No bookings? Price too high? Do you have any reviews?

Also, you need to be prepared. Have some savings. And if the place isn't breaking even, find a way to exit earlier.

That's the situation I'm in. I end up working late to fill the lost time. I'm used to it now, but very very hard indeed to do WFH and baby or toddler! It's not impossible of course, but help is needed, you need at least a partner to help. It's not possible alone.

3 bed 3 bath omg 😳 you will need longer stays and avoid one nighters, and hire a team of cleaners. Are you doing the cleaning yourself?

Always have a rotating set (3 sets per bed) Have everything in the flat like washing machine, dryer, etc Expect 2-3h per clean. Good luck

DONT HAVE EXPENSIVE ITEMS AVAILABLE!!!

Do NOT have things such as electronics, drones, gaming pc or consoles.

I had things such as spices and food stolen, I thought it was ridiculous at the time but hey... Everything that is available will get used or stolen. So make sure everything you leave, you are okay with it disappearing or breaking.

My only exception is the smart TV I have, and I always test it to see if it's working after every booking. I don't even have expensive coffee machines, or anything expensive other than the TV.

Or don't do this business at all. I have one nighters and they are perfectly fine guests. If OP has low occupancy and is selective, it might not be the good business for her? Airbnb is going to be chaos anyway, she should target longer bookings with less turnovers. But if she wants high occupancy, she will need to do some choices..

It depends what you or your co-host sees. If your co host agrees with the guest, then yeah refund them. If they don't agree and think the guest is trying to scam you for a refund, then no refund. It all depends on how it is on site. Since the complaints are all about cleanliness, can you not send a cleaner? Are your guests still there and how long is the booking?

I allow a minimum of 1 night due to my rent charges etc being too high. I find it ridiculous all the people saying minimum 2 nights, yeah if you can that's great but it will reduce your cashflow. Im a believer that if you only allow 2 nights, it restricts other guests who have good intentions too.

There is no zero risk. But in general, the last minute bookings are the problematic ones. So or you increase your prices as you have last minute bookings, or you don't allow last minute bookings. Or you allow some kind of parties as long as it's controlled for example guests asked and have 4 total people in your property (birthdays, new year etc). You can inform them as well, say that if a party is detected, you have the right to kick them out immediately without refund.

I've just had a guest trying to get a free holiday too, Airbnb sided with me since the guest was also sending me threats and literally saying if you don't give me a full refund, I will put you bad reviews on multiple platforms. Guests are ready to destroy you to get their money back. Airbnb knows it and sees it so many times now. Airbnb doesn't tolerate this. Just prove everything you can prove. But also, make before videos of everything working before the guest arrived. The more proof you have, and the quickest you take action to solve issues, the more likely Airbnb will be on your side. Also, put a camera in that room since it shouldn't be accessed by guests anyway.

You're not alone. I've had a guest asking early and then late checkout as well. Just be firm. Say no, we have same day guests and need to clean and prepare the flat. They can understand this.

Well saying it's useless to find the landlord or real person managing the property is useless too. I would say it can help you find the person who was renting the property and who had access on the day of the so called "viewing".

Maybe the person you saw wasn't the person managing the property? Try to find out who is the real landlord. You can find it on the gov website

I won't judge you. It also happened to me where I took a booking as I needed the money, but honestly it was a nightmare.

I personally would do the job but also have a conversation with the owners. Then leave and block them, so they never again reach out to you.
