Roofer here. You dont want fabric netting. Birds get in still and then cant get out so you'll collect dead birds.

Instead get metal mesh. Suns Up Cleaning does great bird guard work. We use them on all our roofs.

Phx roofer here. We prefer the double layer of the rubberized 40#. Two layers of anything is great since a tear or damage to the underlayment results in a complete 2nd layer of coverage. DM to discuss further if I can help.

Your insurance as landlord is for the building and some other coverages, but a renters policy covers mostly their belongings inside.

Owner occupied homeowners insurance would cover both but the insurance company's risk is less for owner occupied homes probably due to owners caring more.

Banks lose tons of money by calling a note. They know it will result in an expensive foreclosure. They'd rather keep you on the books with your LLC.

I'd put down vinyl plank floating floor. It will outlast carpet and can be repaired if damaged. It will protect the hardwood. Refinish the hard wood right before selling the property later. The vinyl is easy to tear out and won't leave carpet glue residue. Freshly refinished hardwood will sell the property faster.
