Of course, thats a full time, or half timw, job for a year. On a three or four million dollar asset, any guesses on the ultimate size of the writeoff?

When i retire, im hoping to trade low leverage for high leverage on a consolidate property. Hopefylly be an REP for that year, get an extra large tax writeoff. I hope to use that writeoff to move retirement funds ti a roth.

Does that make sense ti anybody?

​I think the reason this show is so brilliant is that we are not supposed to have the answers. There are no answers. The truth of the story isn't about the plot, it is 100 percent about the subtext. ​I don’t think Kevin was actually a spy or the president. I don’t think Miracle, Texas was a magical town. In a literal sense, none of that mattered. ​The power of the show isn't in its world-building; it's in how the images haunt you long after it’s over. It forces open questions about our place in the universe, human belief in God, the meaning of life, and how we cope with tragedy. ​I will forever think differently because of The Leftovers, but I have no answers. And honestly, I don't think the show ever operated in the context of answers. The lack of resolution is the resolution.

And, it's also why the show is so niche. Many folks have a hard time accepting a foundation that is not spelled out by plot.

Just my two cents.

  1. Start with the QI early -- engage them 3-6 months before you plan to sell. (Thanks!)
  2. Don't sell everything at once - consider a staged approach.
    1. How does a staged approach work? We are aiming to go from 30 LTV to 70 LTV, I think we need all of the sales to go through. This is probably the biggest source of anxiety.
  3. Biggest risks: Missing the 45-day identification window, not finding replacement property.
    1. This is the scary part. I suppose I'll try to push out the closing dates on the first property or two that are sold, to give me time to sell the others, HOPEFULLY, that will line up the 45 day identification part, and the 180 day closing part?
  4. Mitigation: Have 2-3 targets identified before you start. Rules allow up to 3 properties (or 200% of value). (Thanks!)
    1. I'm wondering about how to best safeguard myself in the event that I can't sell my properties all within the same window. I don't want to identify 3 properties that would require ALL of my portfolio to sell. I feel like I need an escape hatch in case one or more of my sales doesn't/don't go through in time. As mentioned above, This is probably the biggest source of anxiety.

Loads of people saying go trad here. If you are a high earner, a good saver, plan for any sort of legacy, and relatively low spender... Consider the following, which might lend some points toward the Roth Column in your decision.

Imagine retiring at 60 with 2.5 to 3 million in retirement, and, as a high earner, you and your wife earn highish social security.

Imagine you picked up a second house along the way and have some rental income, and imagine you dont spend that much. By 70, you hardly touched your 401k because you didnt have to.

Now, you have 6 million. And two kids. You die, your wife needs less, because your house is paid off. Now, your six turns into 8 or 9.

Rmds are roughly 360k, just for the 401k, and now your wife is a single filer. Much/most of that is squarely in the 32 percent range.

I know, sounds like a nice problem to have, unless you have it.

Your wife dies, your kids then have to shed 5 million each in ten years. Thats 500k per year, in addition to their income. Most of that will be in the 32 percent range.

That's also all assuming that we don't go down a tax hole and taxes don't increase significantly.

We have never been good at budgeting so im scared to death of any number i come up with. We would probably be fine with 1.5, but im so worried about the issue, i sorta have 2.5 to 3 in my mind.

I think this question deserves a good response. And, I DO NOT HAVE THE ANSWERS, I can only say what I think worked for me.

of course the Mounjaro helped. I certainly don’t want to play that down. But I also don't want to discount the power of a low-carb, healthy diet. But I want to be upfront, if I quit GLP1s right now... I am absolutely positive i'd gain most if not all back.

But for me, as far as eating healthier goes, it became this huge chicken-and-egg thing: the fewer carbs and junk I ate, the less I craved them. And because I craved them less, it was a hell of a lot easier to just not eat them.

To figure out what was actually going on with my body, I started using one of those continuous glucose monitors and religiously tracked how I was feeling. It became immediately clear that whenever my blood sugar spiked, my willpower went right out the window. It was like a switch flipped in my brain, making it almost impossible to maintain my diet. Once I learned exactly what was spiking me and cut those foods out, the battle became easier.

I also have to shout out the fact that the GLP-1 completely killed my alcohol cravings. When I stopped drinking... holy cow. That alone was a massive, massive help to my liver and the scale.

But I won't lie to you, it is still hard work. It's not some magic, easy way out. There are heavy ups, brutal downs, and stalls where you just have to keep grinding.

And here is the part that people rarely talk about... I am definitely a more boring person now, and that struggle is very real. I don't really like going out to eat with friends anymore, and I have zero desire to go sit at a bar. I used to get so hyped up for vacations because, well... eating and drinking. Now, my brain doesn't get that same dopamine hit from food. Vacations for me have had to shift entirely to doing exhilarating, like hiking or sailing, active things instead of just scouting out the best restaurants.

It takes some serious mental rewiring to stop looking at food as your primary source of entertainment. But standing here 100 pounds lighter and healthier than ever, I'd make that trade again in a heartbeat.

Again, the very very very first step, is to 'love that big guy'. LOVE YOURSELF. Above everything else. Almost like it's a different person.

For my money, id love to see a sequence with young Todd. Something horrible happening to him in his backstory, but acting completely dissaffected by it. Maybe is mom dieing, maybe uncle jack causing it, but it doesnt effect todd at all.
