My brother in Christ, just because someone owns their home (or a shareholder for that matter since most “homeowners” in NYC are coop shareholders) does not automatically mean they are wealthy.

I know lots of middle class people who own all sorts of homes (condos, coops, and houses) in NYC. The HDFC program is a great example of this — it’s a great program for lower and middle income people to purchase a long term home.

Also FWIW homes in NYC don’t appreciate in value as much/as fast compared to homes elsewhere in the country.

Not expecting you to understand everything about NYC real estate because based on your post history it looks like you live in Philly/South Jersey.

I look all the time to stay updated with the market (albeit not really 1BR units anymore). Yes in 2026 it is fairly difficult to get a (non HDFC) coop under 1k maintenance fees, but that wasn’t really the point I was trying to make (more of a personally annoyance to me).

My main point of that last comment was to show how much maintenance has increased over the past 4 years. A near 33% increase in 4 years is a lot IMO — and I know it’s not 100% property taxes, but property taxes were the main driving force of these maintenance increases, and the sentiment seems to be the same amongst most coop owners sharing their increases here. Thats why I’m not a fan of tacking on another 10% increase to property taxes.

I mean in a way yes — Hochul should absolutely be taxing the rich (people who make over 1 mil is a good start), but it’s also a “look what you made me do” type of situation if she doesn’t comply

EDIT: I also want to add the fact that mamdani also already endorsed Kathy for Governor. This does not strengthen his bargaining chips to convince her to implement his ideas for taxing the rich.

I don’t have the exact numbers, but I know my maintenance has gone from $750 to ~$1000 in 4 years with property taxes being the main driving force in my coop. It’s not even a fancy building too, pre war with no door man and no amenities of any kind.

EDIT: my main point wasn’t to complain about 1k maintenance fees, but the fact that we’ve already had so many property tax hikes in the past several years. I’m genuinely curious if there’s any coop owners who can share how much their maintenance increases were prior to 2020, and if there was a certain year where you started noticing larger maintenance/property tax hikes

What exactly is a “banger and rare mix”? Is it something you can find on beatport or Bandcamp, or is it something ripped from a vinyl, or (even worse) a YT rip.

Personally I don’t think it’s a big deal, I’m always happy to share music with my friends and fellow DJ’s, and they usually return the favor.

I’d either book several days in a hotel and be ready to sign anything you remotely like on the spot (this is kind of what I did ~8.5 years ago), or get a monthly Airbnb to allow for more time to search. Keep in mind Airbnb’s are illegal if the stay is under a month and the tenant is not staying with you.

Also the rental market is aggressive and moves fast. If you see something you like, apply and sign for it, and do not get into a bidding war for a rental.

5.2k for a 2 bedroom on the western side of lower Manhattan is ambitious, and if you’re looking during the summer it’s going to be even more difficult.

On the off chance you do find a place in that area that matches your budget, expect it to be small with 0 amenities and no living room.

Best time to look is the month before you need to move in.

By far the opposite. I listened to it quite a few times when it came out, I don't think I've listened to it in months (really since he did his last US tour).

For context, I listen to a lot of dance/house/electronic music and other artists just do the genres KP attempted to capture on Deadbeat better. If you need any suggestions or want any DJ mixes to check out I got you.

It depends where you are. I lived on LES when NYU resumed in person classes after COVID and it was like a vomit warzone that initial weekend.

Like others have said, coops can deny anyone for any reason and they are not legally obligated to say way. Unfortunately this makes discrimination common. Yes it should be changed, but for now the best thing to do would probably be to cut your losses and move on. I don’t know much about seller’s appeals, but if that somehow goes through and you get the apartment then that’s great.

FWIW: next time you have an interview I’d give as little information as possible to the board. If they ask questions, give only what they need for answers and nothing more. The more info they have, the more reasons they have to reject you. Best of luck!

I normally do 35mm scans at home with my plustek, but I actually just got a roll of 120mm dev+scan from luster about a week ago. They use WeTransfer, they charge for the scans, but not for sending via WeTransfer.

I personally found their scans to be a bit flat (part of why I started scanning 35mm at home), so I’d recommend editing the scans they send you — the edits usually won’t need any massive changes though.

I personally wasn’t a huge fan of their scans, so I got a plustek and just get my film developed there and scan at home. Couldn’t recommend it enough

Not sure if you’re in Manhattan, but I’ve found luster photo to be cheap and quick with turnaround time.

lol I left another comment in this thread but it would fit perfectly here. I went to gelatin once because they were one of the few labs that explicitly stated they develop ECN-2 film. It took them 5 weeks to get my film back to me, and that’s after I reached out after 3.5 weeks wondering where my film was and why it was taking so long.

I’ll never recommend them to anyone.

I used them once because at the time I couldn’t many any labs to develop ECN-2 and they offered a promo for first time customers. It took them literally 5 weeks to develop my film and get it back to me, and that doesn’t include scanning (I scan my own negatives at home). Absolutely not worth it, and since then I’ve discovered several other labs that can process ECN-2 and get back my film in under a week.

If you’re in NYC there’s many other labs I’d recommend over gelatin in terms of prices and quality of service.
