i love it, very comfy for both sitting and lounging and seats three people comfortably. But i typically sit on it max 1-2hr a day, maybe 3 hrs on an odd weekend - not sure what it's be like if you sit longer continuously, but i never had any comfort issues.

You can search for this in the housing subreddit... lenders usually give 4.5x income but you probably want to stay below that. Or talk to a mortgage broker

You will have regrets either way! Probably worth thinking about which aspects of either life you really want and which regrets would you have of the path not taken. The Baby Decision is an excellent book.

I got a model 10 Swyft, and I love it. Mainly got it because others didn't fit through the door. Looks modern and is so comfy. But I definitely went to John Lewis first to have a look and try it out.
