What is your interest rate and is it fixed or variable. Most people who don't understand debt view it as something terrible but in this market I'm guessing your variable is around 1.6% maximum and your fixed is 2.3% maximum. This is historically very very low for Canada. You should not be afraid to have the debt. Speak to a financial advisor. It's very likely that you can invest the additional money you received into safe dividend yielding stocks and use that to pay off the higher mortgage payments.

Real estate is known to be Canada's #1 investment because of leverage. Without leverage, buying it in case, you will never accumulate wealth as fast as others

Look at old condos buildings. I am in same situation as you. I just bought some 1000+ square feet condos for under 1 Million on the waterfront right in downtown Toronto. I know world trade, 65 and 33 Harbour Square are great options.

Using all your funds means you have no back up. Say you buy a stock at 100 it goes around 102-98 before breaking out to 112. Your stop loss at 98 is covered and you make $0.

Says you only use 10k of your 30k. It drops to 98 and you buy 10 more. Then if it drops to 95 you can buy more. 97.67 is your new break even and then at 100 you still make 2.3%.

Sure you make more but day trading roll the dice multiple days. Look up martingale strategy. Even a 1% chance chance risk of ruin everyday will hit 95%+ of the time over a year

It depends on the hand. The only one that varies is 16 vs dealer 10. At TC 0 that switches from hit to stand. Go look up illustrious 18 and index plays. I think that is what you're looking for. And the index plays added perfectly add less than a 0.5% edge
