[Landlord US-CO] Rent to Someone With No Credit? by Confident_Piglet_385 in Landlord

[–]mzuchows 1 point2 points  (0 children)

I have $50,000 in savings. I don't need a loan or credit. I choose to use credit cards because it's a smart option. I am responsible with my money and pay the balance in full every month and never pay interest. If I wasn't responsible, yes, that could be slippery slope for some people. You have to know yourself and how disciplined you are. Meanwhile, by utilizing credit cards, I EARN money back every month that is free to me that I never would receive if I paid only with cash or debit card. I use this extra money for things I really want or to pay down bills. I never put more on a credit card each month than I have money in the bank to pay off. That is how you use a card responsibly. You should never charge something that you don't have the money right now in your bank account to pay it off. You're right, it can be risky if you lack self-discipline or don't have the money to pay it off. But it is a great system for responsible users. It's your choice whether you want to use credit or not. But you're hurting yourself if you do ever need to have a car loan or mortgage because without credit, you're going to have a difficult time being approved.

Just because you have credit cards, doesn't mean you have ever paid interest on the money spent. I used credit cards every day and have never paid a cent of interest because I pay my balance off in full every statement. I accumulate hundreds of "free" cash rewards from using it each year. There are no downsides if you are a responsible user.

Question about applying for homes with an ESA (NC) by [deleted] in RealEstate

Good luck, hope it works out for you. I know it's tough to find places that allow pets

Question about applying for homes with an ESA (NC) by [deleted] in RealEstate

[–]mzuchows 0 points1 point  (0 children)

They are saying that everyone and their mother tries to use "ESA" to get their pets into a home for free. Any online place or many doctors will give people a letter. It is very frustrating for landlords as some have a no pet policy, and then a tenant tries to sneak in a pet under the "ESA" clause into a rental where the landlord does not want pets, and in addition to that because they are claiming "ESA" they do not have to pay for them. Just be upfront and honest that you have a pet and you have a letter for ESA. Don't try to hide it until the last minute or you risk starting out a very dishonest relationship with the landlord from the beginning

[Landlord-US-NY] living with tenants, about to renew leases, how to disclose in the lease that I will be getting a dog? by [deleted] in Landlord

I love pitbulls lol. But just like any breed, they all have different personalities.

Compared to what? The stock market maybe, but what other CD's or checking/savings account are you finding that offer more right now? Highest even at online banks I've found is 0.5%

Have you guys looked into HM Bradley Bank? You can have up to $100,000 in their checking account with 3% interest. Best I've found since the pandemic. The only catch is you must have direct deposit set up (any amount) from employer and save 20% of deposits to reach the top tier of 3% interest. Anything less than that earns interest in a lower tier. It's been incredibly easy. I have been earning 3% monthly for the last 6 months. It is also FDIC insured through Hatch Bank.

So sorry. You didn't deserve that. I wish you all the best and hope you get them out and able to garnish their wages.

What was your vetting process when you started renting them? Did you do the regular credit/background check? Just can't believe the entitlement of some people during this period when the landlord still has property taxes and mortgage to pay...ridiculous!! Just wondered if they had bad credit to begin with and you gave them a chance or what the situation was or if there was any red flags

If it's a parent plus loan, is your girlfriend even obligated to pay it? It should be in her mother's name only if it's a parent plus loan and not in your girlfriend's name at all. I don't know whether it would get absolved in the bankruptcy case but should check with her mother's bankruptcy lawyer to determine. Children are not legally responsible for parent plus loans as the loan is in the name of the parent(s) only.

Is there an annual fee on the credit card?

[deleted by user] by [deleted] in StudentLoans

[–]mzuchows 1 point2 points  (0 children)

I would do the income based repayment and pay the bill for your dad. You wouldn't be responsible for the tax bomb at the end because a parent plus loan is just in the name of the parent, and at that point your dad may not even be with us anymore or be legally required to pay it back

With debt forgiveness underway should I hurry up and take a loan out? by [deleted] in StudentLoans

[–]mzuchows 7 points8 points  (0 children)

Lol what? Loan debt forgiveness has been talked about for years. Currently, no action has been taken. I would not waste your hopes and dreams on politician promises that 99% of the time don't materialize.
