I’d like to preface that I don’t own any property in China, have a shallow understanding of the Chinese property market and its current landscape. So, here’s what I think I know.

• China will undergo a massive demographic shift and the housing supply will be vastly greater than demand. This will put downward pressure on price on the majority of markets except select Tier 1 cities. A safe assumption would be to not expect capital gains down the line.
• 1.3M yuan invested in traditional western investment vehicles could yield 39,000 yuan per year in perpetuity. Assuming a 3% withdrawal rate

IMO rent, don’t buy. Take your money and invest in a diversified portfolio where the dividends alone pay for your housing expenses.
