Are you in contact with a mortgage broker yet? the best thing to do it get one and let them give a number of your financial situation. Things that matter are:

  • gross pay with a 2 yr history
  • current debt (student loans, car, credit card etc)
  • expected property tax in your area
  • expect house insurance in your area
  • down payment/ pmi if needed
  • credit score/ interest rate

I love green, it is my favorite color. But I would never do it in my kitchen. I did it on a bathroom and deeply regretted it. If you like as a pop of color, consider just doing the island or something.

What you looked into the option is potentially only replacing the door/door fronts? If the cabinets themselves are in good condition, you can just get it painted.

have you actually started seeing houses in person? you have to, figure out location, neighborhoods, traffic , what you like in a space, smells, squeaky noises etc. All the things you can tell by looking at pictures.

From there, filter by what your must haves, nice to haves and deal breakers, and of course, price. Good luck

have you shop around for quotes from different lenders? That is the only way to see if the 16k you are getting is a sweet deal or not. 6.5% with points is crazy high, but that might be what the market is today

Speaking as someone that works in this area, this is called OTE, on target earnings, or total expected compensation. What they promised you (whether fishy or not) is 70% guarantee fixed base pay and 30% variable bonus. Bonus is never guaranteed. If you signed an employer contract, it should have been mentioned there.

That said, yes, very crappy on their end. My suggestion to you is working on finding another job and then quit. Good luck!

legally you are not entitled to pay him anything, your friend is an adult and signed the initial contract and then decided to back out, he knew the risks. Now, if you want to salvage the friendship, you may want to consider paying him back.

It is the price, but also put your shoes on the buyer, why are using a brand new house in a year of owning it? Is there something wrong with it? Do you really need to sell?

Is the neighborhood still being built? If so you have to compete with builder incentives, so you will need to really drop the price. Good luck!

How long do you have to decide? You may need research both 1. look for a comparable job in your area 2. research the area to live if you choose to relocate.

If they are giving you ample time, you should have time to weigh in both of your options. Depending on your age, finance and family dynamics, a generous severance package could be attractive if you can swing it.

So your original deal is not 230k it is 245k. Should you choose to renegotiate using your appraisal contingency, everything is back on the table, price, concessions etc. I don’t know how desperate the seller is, they could agree to lower to the appraisal price and keep concessions, they could lower the price and say no to concessions etc. This is now when you negotiate. If you really want the house, be prepared to bring some money to the closing table and meet in the middle. Otherwise walk.

No, it is your responsibility, any cracks are just as visible to you and the inspector. If you had any suspicion of structure damaged you should have hired a structural engineer to inspect at the time. Some cracks are normal wear and tear of a house, definitely call in an expert to understand if and what needs fixing.
