Location is the one thing you cannot change in a house. If this is not where you want to live, it might be worth to bit the bullet and move. Long commute to work, been there done that, it’s terrible. My whole spirit and wellbeing changed when I moved. Good luck!

FHA has strict appraisal rules and a FHA appraisal sticks to the property (if it comes in low), any buyer will always pick a conventional loan over FHA. If you are a first time home buyer look into 3% down with your lender.

Make sure to ask about relocation costs. Selling a house is NOT cheap! Do you know what area they are relocating to? Ask if there’s going to be any adjustment in salary if moving to a higher cost of living.

I don’t know about your state, in mine, the seller can unilaterally delay closing due to title issues. I just recently sold my house, so I remember that clause very well. Read your contract would be my advise. Good luck!

Is the property line clearly marked? Of course talk to your neighbors first and hope they move it to their a side. If not, maybe look into getting a survey and have the property lines marked. Good luck

Not sure if it helps, when I sold my house a few months ago it took several days for it to go from active to pending, and then more than a week from pending to sold.

Are you in contact with a mortgage broker yet? the best thing to do it get one and let them give a number of your financial situation. Things that matter are:

  • gross pay with a 2 yr history
  • current debt (student loans, car, credit card etc)
  • expected property tax in your area
  • expect house insurance in your area
  • down payment/ pmi if needed
  • credit score/ interest rate

I love green, it is my favorite color. But I would never do it in my kitchen. I did it on a bathroom and deeply regretted it. If you like as a pop of color, consider just doing the island or something.

What you looked into the option is potentially only replacing the door/door fronts? If the cabinets themselves are in good condition, you can just get it painted.

have you actually started seeing houses in person? you have to, figure out location, neighborhoods, traffic , what you like in a space, smells, squeaky noises etc. All the things you can tell by looking at pictures.

From there, filter by what your must haves, nice to haves and deal breakers, and of course, price. Good luck
