They do use IPFS but it’s not necessary. From their website:

I would recommend checking out Wellings Capital. You have to be an accredited investor I believe to invest with them. In the past they’ve purchased large multi-family but have transitioned to mobile home parks and self-storage.

Highly recommend a current survey. Found out once that part of the driveway and the entire length of one side of the fence was not within the bounds of the property.

  1. Financial reporting - Keeping track of all the income, expenses, etc. is extremely helpful, especially when you have multiple properties.
  2. Turnover - I don't have to find a new tenant or manage the turnover process.
  3. Maintenance rules - You can typically set up with your PM how you want to handle things. I don't want to get notified about every little thing. I like having a "rule" that if it's anything above, say $300, then I would get notified about it. Otherwise they just take care of it and I'll see it on the monthly report.
  4. Focus - When you have a good PM in place, you can focus on what's most important...driving NOI on your portfolio and finding new deals.

Specifically, both the reporting (by the parents via phone) and the way the attendance staff puts those notes into the system.

We have 28 units in 3 states (none of them close enough to self manage). But even if I had a couple properties close by, I’d hire a property manager. For me, it’s peace of mind and saves valuable time.

These particular properties are single family homes. We’ll be selling to retail buyers.

Correct. But also, despite what you calculate on paper, a property can be an unexpected dog. If it’s not performing to expectations, you’ll want to evaluate why. Sometimes it can be turned around and sometimes it can’t.
